Assistant Property Manager

Salary:
£24,000 - £26,000 per annum (dependent on experience)
Full Time:
Monday - Friday, 9am - 5pm (ad-hoc out of hours calls from time to time)
Responsibilities
- Manage a varied property portfolio covering the UK to include standard AST's, student lettings and Air BNB properties
- Liaise with tenants, agents, contractors, and holiday let guests
- Raise maintenance work orders, ensuring best value for money and contractor management
- Ensure invoices are paid on Reapit and sent to accounts in a timely manner
- Liaise with utility companies with queries on bills and provide meter readings
- Liaise with holiday let service providers (cleaners and maintenance personnel) regularly to ensure 5* standards
- Manage credit control and arrears
- Routine inspections
- Managing online listings of properties for Air BNB and Spare Room
- Arranging and conducting viewings
- Assist with vetting prospective tenants
- Move in administration, such as arranging inventories, pre tenancy cleans, registering deposits, welcome packs and check out/vacating administration
Requirements:
- 23 years AST property management experience, ideally within an independent agency setting
- ARLA Level 3 qualified OR 5+ years' experience in property management
- Has 'client side' property management experience & an owner's mentality
- Experience with Reapit Property Management Software
- Extremely organised selfstarter with high attention to detail, a good team player looking to progress and develop skills within property management
- Able to work efficiently under own initiative & able to quickly build strong rapport with internal and external contacts
- Equip with a thorough understanding of current lettings and property management legislation
- Computer literate preferably with working knowledge of Reapit Property Management software or similar (Jupix, Vebra Alto, CFP etc)
- Full clean driving licence
