Saltbox Living Ltd is a fast-growth management company for single let and shared houses. We take pride in the standard of our properties and the service we provide to our tenants and landlords.

This is an exciting new role within Saltbox Living as we continue to grow. The role encompasses all aspects of property lettings, selling rooms and tenant and landlord liaison.


This role would suit a highly organised person that loves keeping things in order, as well as providing great customer service at the same time.

You should work well in a team as the role overlaps with other key areas of the business (for example Administration and Finance), but also have the ability to excel on your own.


Role
**Property & Lettings Administrator

  • Part Time**
    Overview


The Property Administrator is responsible for assisting the Property Manager on the management of tenant and property management, including liaising with all stakeholders, ensuring that service levels are maintained to the highest level, all systems are kept updated and all properties are fully compliant.


Core Responsibilities

  • Searching for and obtaining the right suitable tenant for the properties we advertise. Organising and carrying out the viewings coordinating with the Property & Lettings Manager to obtain the suitable tenant.
  • You will be responsible with the coordinating maintenance contractors, both for regular compliancerelated certification and also for adhoc maintenance
  • You will work with the Property & Letting Manager to manage any arrears.
  • You will effectively communicate with all of the key stakeholders in the business with tenants, with landlords, with suppliers and any other key stakeholders
  • You will be responsible for staying up to date with the latest industry news and legislation and updating company policies and procedures to ensure we and our landlords stay compliant

Main Duties include:


  • Creating letting adverts.
  • Arranging and managing a viewing schedule and getting applicants to view promptly.
  • Vetting and selecting the most suitable tenants.
  • Arranging and completing check ins and raising any issues identified with the team prior to sign up.
  • Carrying out detailed inventories/schedule of condition before move in.
  • Signing tenants up ensuring all relevant statutory requirements are met.
  • Arranging settling in visits/inspections.
  • Building and maintaining strong tenant/landlord relationship.
  • Organising and managing the check out process to ensure limited loss of time.
  • Reporting in detail on a weekly basis the Manager.
  • Working with the Property & lettings Manager in arranging maintenance and managing contractors.
  • Operating and using property management software.
  • Prior experience in residential lettings and property management.
  • A driven, goalorientated attitude with the ability to exceed targets.
  • Very high levels of interpersonal skills with the ability to communicate with a large variety of clients, including managing difficult situations whilst maintaining professionalism.
  • Time management skills with the ability to manage and prioritise a large work load.
  • An ability to work by themselves and on their own initiative.
  • A full drivers licence and a willingness to travel when needs be.
