Group's Maintenance Manager, General Manager (GM)


Hours:

Monday to Friday, 8am to 5pm, and additional hours, as required by the business

Your Role


They are looking for a skilled Supervisor to independently carry out the daily Maintenance of our building in Liverpool with support from the group's Maintenance Manager and the site's General Manager.


You will be responsible for maintaining the highest standard of the building, grounds, and physical plant, with particular attention towards safety, security, asset integrity, and the well-being of all residents.


As a result, you must be a competent, reliable, trustworthy maintenance supervisor interested in the property management, and the success - as well as challenges - this brings.

It is a role which requires good communication skills and the ability to interact with different individuals.

Summary:
Your goal will be to ensure that facilities are always in a good and safe condition.


Responsibilities:


  • Conducting both routine and preventive/reactive maintenance throughout the building, grounds, structures, and plant room to uphold the highest standards of repair and cleanliness in all areas
  • Identifying and performing repairs and maintenance tasks to a high standard, including electrical work, plumbing, joinery, carpentry, painting, decorating, and lighting
  • Ensuring timely completion of the PPM Schedule, including necessary inspections of lifts, boilers, and other equipment, and maintaining accurate records
  • Ensuring adherence to Safety regulations and company policy and standard operating procedures (SOPs)
  • Communicating each day's activities and reporting any serious maintenance problems, unusual findings, or safety hazards immediately to the Maintenance Manager and GM
  • Completing maintenance tasks assigned by the site management or on the property management system (PMS)
  • Carrying out daily inspections of all public areas and plant rooms, and periodic inspections of building systems (such as ventilation and heating) and facilities to identify issues and determine necessary maintenance
  • Preparing weekly maintenance schedules with the GM in preparation for checkIns and checkouts
  • Maintaining maintenance inventory and requisition parts and supplies as needed
  • Being available oncall and responding promptly and efficiently to emergencies, including attending the site outside of normal working hours if required
  • Ensuring that repairs are completed inhouse whenever possible. If not, obtaining multiple quotes and selecting contractors based on them
  • Reporting work related accidents or other injuries immediately upon occurrence to the GM; ensuring that the accident and near miss books are up to date and available
  • Ensuring regular testing and management of the safety systems on the site, such as the fire alarm, emergency lighting, as well as annual PAT testing
  • Following property specific procedures for handling emergency situations, g., fire evacuations
  • Building and maintaining positive working relationships with others, fostering a team environment to achieve shared goals, and actively listening and responding to the concerns of fellow employees
  • Performing other reasonable job duties as requested

Background & Skills:


  • Three years' experience as a maintenance supervisor or in a similar role in property management
  • Technical knowledge of all building systems, including electrical, plumbing, heating, and ventilation)
  • Indepth knowledge of Health & Safety
