Job Overview

Be an essential part of the site/regional management of a team who will ensure the safe operation and repair of all M&E building services and fabric equipment on the site.

Although predominantly a 'hands off' role, the individual will require a very high level of knowledge of building services systems and will be able to both undertake planned and reactive repairs works when necessary and lead their team from a technical perspectiveby actual demonstration of personal technical ability when required.

Undertake periodic reviews of the forthcoming planned maintenance and project activity and ensure adequate labour resources with the correct skillset are in place to support operations at all locations within a defined region.

Co-ordinate labour (direct and sub contract) to ensure delivery of the Planned and Reactive Maintenance Service of all locations within a defined region, to include management of available resource in periods of sickness and holiday.

Manage the On-call rota for the defined region.
Undertake routine and ad-hoc audits of both planned and reactive works to ensure high standard. of compliance and quality
Develop and participate in energy saving schemes and promote the understanding and importance of the economic use of energy.
Undertake employee Appraisals/ Performance Reviews including the identification of training and development needs.
Monitor site performance of sub-contractors and make recommendations for sub-contractor nominations.
Ensure the Asset database is fully updated and items are correctly managed
Responsible with the QSHE team for the upkeep, monitoring, assessment and reviewing of Risk Assessments and Safe Systems of Work/Permit to Work systems
Main Duties

Provide technical and professional support to the Maintenance team and to the Client in order to develop a "team" approach.

Manage employees within a service environment and maximise the performance of your team.
Undertake training and appointment as a AP in appropriate disciplines
Undertake the collection and provision of data related to all estate maintenance operations.
Reviewing ongoing performance levels from data/reports produced by the CAFM/Quality Assurance system. Initiating appropriate actions to ensure agreed performance standards are maintained including if necessary producing and implementing service improvementplans. Carry out reporting as identified in QA system.
Maintain formal and informal communications with Client staff members related to service levels and issues
Remain flexible with the ability to work under pressure whilst looking for continual improvements to service delivery.
Fully aware of relevant Health and Safety and general legislative matters.
Responsibility for ensuring compliance with all relevant Health and Safety legislation and site specific health, safety and welfare policies.

You must ensure that you do not act in any way that endangers your health and safety or that of others.

Failure to comply with the requirements of this clause may result in disciplinary action being taken against you, which may include your dismissal or notice.

All accidents and unsafe situations must be reported immediately and accidents recorded in the Accident Book.
If we give you safety equipment, protective clothing or footwear you must use it. Clothing and overalls must be kept clean.

Planned and Reactive maintenance activities under your control are completed within contract timescales.
Documents produced are to a high standard and contain all required information.
H&S and Contract performance reporting documents are submitted on time.

What we are looking for:
IOSH Managing Safely

Preferably 10 years (minimum of 5 years) experience in building services and plant engineering, five years as a maintenance craftsman preferably within an engineering role.

Previous appointment as Authorised Person for one or more of the following disciplines, LV, Mechanical Services, Confined Spaces, Boiler and Pressure Systems.

Experience of the requirements of Construction Design Management Regulations (CDM).
Excellent communications both written and verbal.
Numerate and computer literate.
