As an experienced occupier agent specialising in real estate strategy, your role is crucial in helping tenants navigate the complexities of the real estate market to make informed decisions that align with their business goals.
Your expertise in advising on leasehold acquisitions, renewals, disposals, and negotiations will provide valuable support to the London and wider teams as you cater to a diverse national client base.
This role will include:
Leasehold Acquisitions:
Identify suitable properties for your clients based on their requirements, location preferences, and budget. Conduct thorough property market research to analyse trends, rental rates, and potential growth areas. Present a shortlist of properties to your clients, outlining the pros and cons of each option. Assist in negotiations with landlords to secure favourable lease terms, including rent and lease length.
Lease Renewals/Re-gears: Work closely with clients to understand their future plans and whether their current space meets their evolving needs. Analyse the current market conditions to determine whether lease renewal or re-gearing is the most beneficial option. Negotiate with landlords to achieve lease renewal terms, potentially leveraging market data to support your arguments.
Surrender Negotiations:
Guide clients through the process of surrendering their current lease, should they decide to relocate or downsize. Assist in negotiating early lease terminations, taking into account any potential financial implications for the client.
Occupier Disposals:
Advise clients on strategies to maximize the value of their surplus or underutilised properties. Develop marketing strategies to attract potential sub-tenants or buyers.
Handle negotiations with potential sub-tenants or buyers to achieve optimal terms. Provide strategic insights to clients based on your market knowledge, helping them make informed decisions.
