The Company

  • Ad Hoc sells a range of property management and security solutions. Success will be measured against results and success in all of our products and services. Ad Hoc manages and secures commercial and residential buildings by occupying them with Property Guardians. Guardians are working individuals, or couples, with no dependents or pets living at the property.


The GUARDIAN RECRUITER (Lettings Negotiator) will join a busy team in Liverpool to actively market, promote and sell the Guardianship concept to potential occupants, around the Northwest region, and in doing so conduct viewings, check-ins, check-outs.

Success will be measured against results and success in filling our vacant properties with suitable occupants and by the quality of our Guardian population.

The Role

  • To advertise properties on various portals such as Rightmove, Zoopla, Spareroom, Ad Hoc website
  • To fully understand the surrounding administrative processes around the vetting of Guardians, although the role will not necessarily mean conducting the vetting
  • Managing Guardians throughout their time in our properties, including issuing any warnings for breaching rules of the scheme.
  • Log general repairs and minor installations at properties including lock changes, painting, changing taps, shower installations and repairs, door hanging, minor electrical changes and any other adhoc general maintenance duties.
  • Ensure buildings are ready for occupation
  • Test all services are operating in properties, all keys are present and correctly
- numbered, ensuring units are labelled correctly, take meter readings and flag debt on key meters or lack of meters etc.

  • Take photographs of properties as required for marketing and advertising, schedule of condition
  • Ensure units have been cleared for hand backs and advise Manager if costs need to be incurred or taken from Guardian's deposit.
  • Ensure asset removal has been completed.
  • To ensure absolute compliance to company policies and procedures in all aspects of the role
  • To be creative as to other avenues of sourcing Guardians
  • Participate in team meetings as and when required
  • The role is varied and may require getting involved in other relevant areas from time to time
  • Full initial and ongoing training will be provided

From £22,000.00 per year
