Job Purpose
1.


To provide an effective tenancy management service to customers whilst ensuring they adhere to the terms of their tenancy agreement.

2.

To provide a pro-active and customer focused tenancy management service; predominantly within a geographical area,

3.


To ensure the delivery of an accessible housing service to customers that fulfils its legal and contractual obligations on its estates.


Main Activities (Corporate)
1.

Be committed to the Council's Vision and carry out work within the spirit and intention of its core values.

2.

An understanding and awareness of the concept of "Making Every Contact Count" (MECC), attending training where necessary.

3.

To assist on specific corporate projects which will change over time.

4.

To network and develop partnerships with Officers, Members, the Trades Unions and external partners.

5.

To foster a creative and open environment within Regeneration and Housing where employees feel supported, involved and consulted.

6.


To carry out work in compliance with the Council's policies on Health and Safety, Equal Opportunities, Customer Care, Discipline and Grievance and any other corporate policies as and when they are adopted.

7.

To work in accordance with the Health and Safety at Work Act 1974.

8.

To undertake personal development commensurate with the duties and responsibility of the job.


Main Activities (Service Related)
1.


To be responsible for a range of tenancy management duties including; Sign up's, property inspections for tenants giving notice, completing a transfer or mutual exchange, carrying out post tenancy visits to new and transferring tenants, accompanied viewings, investigations for tenancy amendments and managing the conversion of Introductory tenancies to Secure tenancies.

To work closely with the Anti-Social Behaviour Officers to ensure that evidence is gathered in respect of potential and ongoing Court cases and Injunctions.

4.

To work with other housing teams to ensure void properties are let in accordance with the Council's targets.

5.

Carry out investigations for abandoned properties and to liaise with other teams within the Council for evidence purposes

6.


To carry out routine inspections of estates, including liaison with the estate caretaking team and other teams within the Council.

7.

To identify and resolve customer issues by regular and visible presence on estates; ensuring our estates are safe and well maintained

8.

Ensure post tenancy visits are completed to achieve customer satisfaction targets


Criteria
Recent and relevant experience of housing management duties including allocations.

Experience of dealing with customers in one-to-one situations.

Must have experience of accepting responsibility for decisions taken, and to work on own initiative within guidelines.

Experience of working to tight deadlines.

Qualification at Level 2 or equivalent to include English.

Holds a professional qualification or can demonstrate evidence of continuous professional development

A basic understanding of housing legislation and law.

Be able to operate a computerised Housing Management system.

Knowledge of Microsoft Word and Excel

Basic knowledge of rent accounting procedures.

Be able to demonstrate empathy with customers.

Be able to demonstrate an ability to understand, interpret and make decisions in matters of Housing Policy.

Knowledge of the issues of housing, estate management, health and safety and how these impact on the wellbeing of customers and the responsibilities of landlords

Knowledge of issues affecting tenancy and leasehold management, rights and responsibilities and the enforcement of tenancy and leasehold conditions


Must have good all-round interpersonal skills and ability to deal with people at all levels establishing and meeting need with tact and diplomacy.

Full-time, Temp to perm

Contract length: 6 months


Salary:
£14.00-£15.00 per hour
