About Us:

Our Property Group (consisting of Sell UK Property, Rent UK Property and Find UK Property) is the landlord of almost 2,000 homes in the North of England and about 300 additional properties are added each year (which we buy ourselves and renovate to required standards).

Currently about 30% of our houses are rented to working or professional families not supported by Government, and 70% directly to those on housing support (but without involvement of any social housing bodies or councils).

The group wants to create another channel where it provides suitable housing to the Social Housing Sector such that eventually over 30% of its houses are rented to this sector.

This will help the sector get more houses that are suited for its needs and help us getting long-term tenants for our properties.

Operationally, the group has most things in place as it already handles all aspect of purchase, renovation, letting and maintenance.

With minor adjustments we will be able to provide suitable properties to this sector without any significant extra resources

The Role:

Reporting to the group operations director, this is a new role with the aim of leasing our properties to the social housing sector and gradually growing this channel within the group.

Responsibilities:

Social Housing Sectors to be targeted

Local Councils in areas where properties are located
Local Councils in London area with the possibility of moving tenants to our properties in the North
Housing Associations looking for longterm leases
Other Registered Providers who may specialise in various sectors including Supported Living (Adolescent, Mental health, Ex offenders, vulnerable groups), Shortterm stays and Asylum seekers (this also includes commercial companies such as SERCO and MEARS who have large home office contracts and are not charities)

Making Contact:

Working with the Social Housing Sector to identify opportunities, establishing contact, assess their requirements, needs and criteria, and introduce our group.

Product Offerings:
Developing our housing product offering so that they meet the needs of the partners. Focus on products that deliver high net rental yields including furnished houses and houses split into multiple individual rooms. Deciding which sectors and opportunities to target first.

Commercial Agreements:
Creating and amending commercial agreements and the proposed leases so that our interests are protected (e.g. Annual rent increase, Covering maintenance, break clauses and other requirements).

Service Delivery and Liaison:

Ensuring our existing operational teams can deliver the housing and the service to a good standard and in a timely manner.
