R W Armstrong is a family business with over 60 years' experience working on some of the finest properties in the South of England.


JOB PURPOSE


Responsible for calculating tenders for high end residential building projects, maintain an adequate return on investment and ensure high quality of work is maintained at all times.


MAIN RESPONSIBILITIES

GENERAL

  • Undertake all estimating duties.
  • Estimating primarily high end residential domestic properties.
  • Assist other estimators to take ownership of the estimating process, and follow a robust estimating procedure including managing all enquiries to subcontractors, choosing applicable subcontractors, and communicating other bid requirements to members of the bid team.
  • Assist other estimators to take ownership of the entire bid process, which includes liaising with the architect or PQS, establishing the bid requirements for submission, agreeing responsibility for the bid requirements, setting up and chairing tender launch, mid bid and settlement meetings, liaising with the marketing department to ensure the bid is submitted to company standards, on time.
  • Completing quantity take offs as required and completing schedules of work, or bills of quantities if applicable.
  • Thoroughly analysing subcontract returns (including subcontract comparisons) and engaging with our supply chain throughout the bid to ensure suitable returns are provided.
  • Completing elemental rate breakdowns at the completion of projects and helping to manage our internal cost database.
  • Assist with multiple stage tenders, including completing preliminary costings, and forms of tender.
  • Assist if necessary with prequalification questionnaire, and enquiry information.
  • Use historic rates or experience to price work, and complete cost plans.
  • Actively promote the company and seek new tender opportunities under the direction of the Directors.
  • Help prepare all the required documents for tender adjudications and be an active participant.
  • Once projects are won, help to prepare handover documents, subcontractor returns and organise formal handover to construction teams.
  • Meet architects and clients throughout the course of pre, live and post tender negotiations and at all times represent the company in a professional manner.
  • Check and verify that contracts and accompanying documentation, letters of instruction and letters of intent comply with the commercial requirements of the business.
  • Should enquiry workload decrease, undertake basic surveying duties on any live projects, especially if there are two stage tenders procured on a package by package basis,
  • Remain an ambassador for and promote R W Armstrong, or any other companies or divisions that may operate in the future as part of the group.

KNOWLEDGE

  • HNC in Construction or relevant Degree level qualification
  • Detailed knowledge private residential building contracting.
  • Awareness of property taxation matters and contractual law
  • Have a good understanding of traditional building methods and products associated with the refurbishment of listed buildings and high end residential construction.
  • Good experience working with estimating software like Esti-Mate, or ConQuest

SKILLS

  • Have a good working knowledge MS Office
  • Intermediate level of Excel
  • To be able to write clear and precise communications which might include detailed and complex figures, calculations and specific building information.
  • Strong numeracy and financial management skills and the ability to learn construction IT packages.
  • Ability to complete take offs and produce detailed schedules of work when required.
  • The ability to produce Bills of Quantities in line with SMM7, or NRM2

EXPERIENCE & BEHAVIOURS

  • Act in a manner befitting the status and responsibility of an Estimator and of the image of the company.
  • A practical, logical and methodical approach to thinking and problem solving
  • Be confident in dealing directly with Architects, Quantity Surveyors, Clients and Subcontractors

WORKING HOURS

  • 41 hours per week, 08:00 to 17:30 Monday to Thursday and 08:00 to 16:00 on Friday, with a one hour unpaid break each day.
