About the role


We have an exciting opportunity for an Asset Maintenance Surveyor, with strong project and contract management skills and fire safety knowledge to join our Planned Project Delivery Team in the Havant area on a permanent basis.


Reporting to the Asset Maintenance Team Leader, you will work collaboratively with contractors (via our Planned Maintenance Framework and on occasion using standard procurement methods) and colleagues to ensure the delivery of high-quality replacements, cyclical programmes and improvements to our customers' homes - ensuring that our properties are well maintained and contribute to the delivery of the Asset Management Operating Plan Objectives.


You will be responsible for contract managing between £2-3m worth of investment work each financial year as part of the South Planned Delivery Team.

Including; kitchens, bathrooms, windows, doors, storage heaters, warden call, lift replacements, fire doors, other fire safety work etc.

The work is predominantly delivered through the NATFED SOR contract - but occasionally there may also be the need to produce specifications and tenders for procurement outside of the framework.


The Asset Maintenance Surveyor role in Planned is varied - there will be a lot of on-site contract management, contract administration and liaising with customers (internally and externally) to successfully deliver annual planned programmes.


What we're looking for

  • Excellent level of knowledge of building construction, standards, legislation and fire safety, and an ability to diagnose and specify remedies to building defects.
  • Understanding of contract management, leasehold management, planned and cyclical repairs requirements.
  • Excellent contract management and budget management skills
  • Ability and presence to be proactive and work on own initiative, with limited supervision, and be able to manage contractors delivering building works at project level including H&S, quality, value and progress with excellent organisational skills.
  • Excellent standards of customer care and the ability to deliver accurate and clear communications in writing, face to face or by telephone
  • Good IT skills and knowledge of Microsoft Office, housing and property management systems.
  • Able to demonstrate Guinness behavioural competencies.
  • Successful track record of delivering building surveying services, and management of substantial work programmes in a similar environment.
  • Ability to plan, organise and prioritise a heavy workload, whilst working on a mobile basis, and keep excellent records
  • Enthusiasm for identifying and embracing new ways of working and good practice
  • A full drivers license and access to your own vehicle is essential
  • Provide information for regular reports and updates on progress in delivering the work allocated and on preparations for future works
  • Each surveyor acts as a project lead for at least one work stream / geographic area as well as providing local support for the rest of the team and our Housing colleagues.
