We have an opportunity for several Maintenance Surveyor roles to join our Repairs team and deliver a full range of diagnostic and repairs services across the borough.


The Role:


The Maintenance Surveyor role will be a patch-based role where the post holder will be responsible for all responsive repairs and void reinstatement works with that patch.

The successful applicant will be expected carry out pre and post inspections and to quality check work and to fulfil the subsequent administration in regards, raising works order using Schedule of Rates, checking and resulting post inspections, implementing recalls and basic contract management.

The role also includes providing the technical role on the reinstatement of void properties within their designated patch areas. You will be expected to arrange/organise joint visits (where applicable) and managing customer's expectations whilst also keeping them updated.

You will need to have a sound knowledge of IT repairs systems (Northgate and iCase) and usual IT packages such as Word, Excel and Outlook.

You will also provide support to other team members within other departments with technical advice and recommendations to enable the resolution of complex repairs issues.


The role may also initially need to fulfil repairs rotas with teammates and ensuring works are compliant with issues related to health and safety and fire safety whilst we migrate to a patch area system.


The postholder will also be responsible for gathering or preparing basic reports to present to your team leader or senior management if required.

You will be expected to organise repairs to same where required and also to have an oversight on other areas of work including external and communal works, Void reinstatement works in line with current targets.

The postholder will also be expected to attend regular estate walkabouts with contractors and stakeholders and be able to assist and support managers with planned maintenance programmes or schemes or health and safety/fire safety project work within their patch.

You will be expected to be able to work with the contractor (service supplier) soundly diagnose complex leaks and dampness/mould related issues and provide recommendations to deal.

This is a key role for us in which you will perform front facing repair duties.

This includes responding to queries, investigating, carrying out high quality reports and support functions across Tower Hamlets assets, in conjunction with our repairs partners.


You'll be joining a fast paced and demanding environment, which carries out over 55,000 responsive repairs and 10,000 statutory services each year.

Our main objectives are to continue to improve on customer satisfaction, to further increase the number of repairs completed "right first time" and to particularly focus on treating and eradicating damp and mould to our properties.

You will also ensure all works are carried out within the designated target times. This relies on all parts of the repairs business working effectively and collaboratively with our internal and external stakeholders.


About You:


You'll have significant experience of working in a Repairs and Maintenance environment and experience in providing technical support and advice to a range of stakeholders.


You will have first class technical and customer services skills, as well as an ability to build relationships quickly with internal and external stakeholders and customers and to be able to provide excellent repair diagnostics, solve problems, provide technically accurate reports, embrace and understand compliance, fire safety and health and safety.

You will be expected to contribute towards the overall delivery of the service and understand and embrace what makes a fantastic repairs and maintenance service within a typical social housing setting.


You should have great knowledge and skills, be confident and competent in the use and interrogation of databases and IT systems.

You'll be able to deal with large volumes of work and be flexible to accommodate changing priorities in line with the demands of the service.

The work can be high-pressured and challenging, but it is also rewarding. Additional training and systems familiarisation will be provided.

It's your ability to manage repairs contractors, support staff and your teammates, use your diagnostic and customer care skills that are essential to us.
