Homes First delivers Asset management and housing management services for tenants and leaseholders of Lewes District Council and Eastbourne Borough Council.
The shared services arrangement officially launched in spring 2018 & amalgamates the social housing management at Lewes District Council with Eastbourne Borough Council's existing arms-length management organisation, Eastbourne Homes Ltd.
The joint arrangement manages a combined property portfolio of over 8,500 homes and invests almost £20M per annum in maintenance, service contracts, major repairs, and improvements.
Our service is also growing as the Councils' new investment companies develop new housing covering a range of different tenures and accommodation types.
Your Role
You will protect the Councils' interests by supporting the business and administration processes that underpin the services delivered to Tenants, leaseholders, shared owners, and other stakeholders within the Property Services department.
Your key responsibilities will be:
- Act as first point of contact for contractors and consultants undertaking responsive repairs, repairs to vacant dwellings, disabled adaptations and out of hours emergency work.
- Investigate complaints and communicate with contractors and customers to enable reports and responses to be provided by the manager.
- Place instructions within house surveyors or commissions with external consultants to undertake inspections, surveys, and project management work.
- Place orders for repairs with supply chain partners.
- Process invoices from supply chain partners and prepare them for authorisation and payment.
- Enter data on to IT systems to enable effective monitoring and reporting of repairs operations works to vacant property and adaptations.
- Assist with projects being undertaken by the Property Services Team.
- Arrange meetings, book venues and take notes / minutes as required.
- Log and monitor Complaints, Freedom of Information Requests, Councillor Enquiries, MP Enquiries.
- Write letters and construct mail merges Compile reports and statistics as required.
- Print, collate and bind documents for tenders and meetings.
What you will need to succeed
- Fully developed computing skills and good with Microsoft Office packages.
- A calm but methodical approach to work, resilient and proactive
- Effective written and verbal communication skills.
- An engaging, enthusiastic, and positive manner with a strong "can do" approach
- Good data entry and processing skills
- Basic understanding of property management and lettings
