Estate Maintenance Craftsperson - Carpenter / Joiner

Responsible For:
Carrying out various maintenance activities. Supervising and directing Maintenance Assistants, Building Labourers and Apprentices during specific work activities.


JOB PURPOSE


Working within the Maintenance Policies & Procedures, required to maintain and repair a variety of building services, carpentry structures, fabrics, fittings and finishes in conjunction with undertaking a range of duties associated with other trades i.e.

multi-skilling.


Responsible for ensuring that the environment is both pleasant and safe for patients, staff and visitors together with maximising organisational effectiveness, that will improve service delivery.


DUTIES AND RESPONSIBILITIES
Ensure the day to day efficient and safe working of all building services within the HB healthcare establishments.

This will require a through theoretical and practical knowledge and understanding of the operation of a wide range of structures, construction methods, fabrics, fittings and finishes within designated healthcare premises.

Undertake planned preventative maintenance of building services following manufacturers and local procedures and guidance as instructed by the Supervisor.

Analyse, test, diagnose and repair faults on the structure, fabrics, fittings and finishes within healthcare premises i.e. windows/doors wooden, plastic and metal.

This involves using own initiative to determine the most effective solution to faults and problems as they arise using fine tools and materials.


Plan, set out, manufacture, assemble, erect and install new work as required using relevant drawings specifications, instruments, machinery, tools and equipment whilst working within fine tolerances.

Test, certify and commission services and equipment on completion without direct supervision.


Provision of professional technical guidance, advice and support in respect of technical & operational issues to HB staff and/or patients as appropriate.

Assist Supervisors / Estates Officers, in the critical analysis of planned and unplanned maintenance procedures, and working methods.

Supervise and direct Labourers and Apprentices in the undertaking of their duties.


Promotion of efficient communications between maintenance staff, contractors and healthcare staff to ensure understanding in respect of technical issues and to gain co-operation and enhance working relationships.


Work in close liaison with Estates Officers, Supervisors and Chargehands to maximise the efficiency of the service through collaborative working practices.

On completion of work ensure that the work area is maintained in a safe secure and tidy manner.

Undertake continuing personal and technical development to maintain the competency requirements of the post.

Assist as directed in work related surveys throughout the HB.

Required to assist other Estates staff as required.

Complete works instruction dockets and time sheets as directed.

To undertake overtime by mutual agreement working so as to ensure the needs of the service are satisfied.

To carry at all times, HB communication devices to enable immediate response to emergency work requests.

Identify and report to the line manager any item of plant or equipment that requires replacement or repair.


Prior to use of any tools, machinery or equipment visually inspect the item, carry out any pre use checks and report all defects to their Supervisor.

Be prepared to undertake duties as a lone worker throughout the HB

Staff will be required to work in mental health establishments and to receive appropriate violence and aggression training.

Respect and adhere to HB policies including patient confidentiality.

Be prepared to work in a multi skilled environment i.e. required to undertake a range of duties associated with alternative building and engineering trades and assist other trades. To include drainage external and internal finishes and assisting with the safe entry and exit from the sites. This will include but not restricted to traffic management, snow and ice clearing etc.

Provide general non-clinical advice or information to staff, patients, carers or relatives and visitors.

To drive/operate plant, machinery and vehicles as directed.


Undertake duties in a safe manner and working within HB and departmental Health & Safety policies and procedures, ensuring that working practices comply in both spirit and practice.


Will be expected to travel to the various sites within the HB and should therefore have a full driving licence.

Advise colleagues, contractors and other health care staff on operation of any restrictions on plant and services as necessary.
