Description
Cornerstone Partnership are a social enterprise looking for a Housing Officer to join our team of 14. We currently operate an expanding portfolio of over 230 properties across the West Midlands and Warwickshire.

We deliver social housing through partnerships with large charities and Local Authorities, who are experiencing an increasing demand to provide affordable and emergency accommodation.

We specialise in property procurement, tenancy management and housing operations to provide accommodation for the homeless.

The role provides responsibilities which are critical to coordinating and overseeing property & tenancy management activities.

This is an opportunity to join a company making a genuine front line social impact to the housing security of hundreds of families.

Within the wider group we also deliver new build affordable housing developments, children's residential care and specialist accommodation for disabled children.

The role will require travel to Coventry, Warwickshire and Birmingham.

Previous experience within a housing association or lettings agency and/or local authority housing functions is essential, alongside a passion for exceptional customer service and high standards of communication.

37.5 hours per week - Monday - Friday

£28,000

31 days annual leave including bank holidays

  • Provide front line housing operations tasks, including move in's, settling in visits, move outs, void inspections, occupied property inspections, ASB visits and rent collection visits
  • Point of escalation for tenants' concerns
  • Renew occupation agreements with tenants ahead of fixed term end dates to ensure tenancy compliance
  • Take appropriate action and support finance in recovering current and former tenant housing related debts, including working with legal advisors to support court action and debt collection where necessary
  • Refer to local support agencies to help resolve Anti-Social behaviour complaints and raise safeguarding concerns
  • Carry out onsite inspections of properties to ensure quality standards are maintained and identify repairs and works required to properties following first person in process and submit to central operations
  • Closely follow and provide weekly update to line manger on status of outstanding warning cases
  • Support and provide all and any documented evidence to support and represent the business in the duty of completing evictions to gain legal possession of a property
  • Issue relevant warnings and notices promptly as required
Any other relevant tasks as requested by the business

  • Use initiative to identify and tackle problems
  • Effective Time management
  • Knowledge of housing benefit and universal credit payments and management
  • Experience in managing tenants and tenancies to establish and maintain positive relationships
  • Experience in HHSRS/CIH or an alternative housing qualification
  • Demonstrated experience handling evictions to regain possession of properties
  • Ability to build relationships with tenants from diverse backgrounds when communication is challenging
  • Demonstrated experience carrying out detailed property inspections
  • Working knowledge of Houses of multiple occupation
  • Strong prioritisation and organisation skill ensuring diary usage for tasks
  • Confidence with handling difficult conversations
  • Full UK Driving license
  • Current portable DBS check
