    Job Title: Head of Centre – Property Management

    Location: Eastbourne

    Brand: Leaders

    Salary: Up to £39,000 OTE inclusive of commission

    Hours: Monday to Friday 9am to 5.30pm

    Job Summary and Key Responsibilities:

    The successful candidate will be a current Senior PM or Team Manager with experience in leading a team. They will oversee a team of Property Managers and Inventory Clerks, providing day-to-day support and ensuring the smooth running of the branch portfolio while working with the Regional Manager to support strategic objectives.

    Key Responsibilities:

    • Providing Support and Guidance: Provide support and guidance to all Property Management Team Leaders regarding the PM/PI function, their productivity, and output.
    • Morning Meetings: Conduct Morning Meetings.
    • Ongoing Recruitment: Assist Property Management Team Leaders with ongoing recruitment of PM/PI roles within the region.
    • New Legislation: Provide support and guidance with the implementation of new legislation.
    • Customer Complaints: Investigate customer complaints and propose/undertake appropriate responses.
    • Training: Coordinate and provide training where possible.
    • Guidance and Mentoring: Support the Property Management department through guidance and mentoring to achieve strategic objectives.
    • Audits: Support audits of property management departments in conjunction with branch audits.
    • Best Practices: Share property management best practices.
    • Gas Daily Checks: Check Gas Daily to ensure processes are adhered to and have relevant conversations.
    • Workload Monitoring: Monitor teams' overdue workflows and have relevant conversations.
    • Churn Report: Monitor the churn report and have relevant conversations.
    • Service Level Enhancements: Identify opportunities to enhance service levels provided to both internal and external customers and discuss with RPM for implementation.
    • Group Projects: Work on group projects or initiatives along with the RPM to ensure successful implementation.
    • Direct Line Management: Direct line management responsibility for Property Management Team Leaders.
    • Strategic Objectives: Enforce strategic objectives.
    • Interviews: Conduct interviews.
    • Adequate Cover: Ensure adequate cover in the department for holidays and days off.
    • Staff Morale: Monitor the workload of Team Leaders and Property Managers, being aware of any issues that may affect staff morale.
    • Point of Contact: Be the point of contact for lettings/Branch managers to resolve issues with the property management team.
    • Emergency Contact: Be a point of contact for out-of-hours emergencies and act in accordance with best judgment.

    Requirements:

    • Excellent Communication Skills: Excellent communication skills, both written and verbal.
    • Professional Telephone Manner: Professional telephone manner.
    • Organizational Skills: Organizational skills, time management, and attention to detail.
    • Experience Leading a Team: Experience leading a team.
    • Property Industry Knowledge: Proven history working within the Property Industry.
    • Legislation Knowledge: Up-to-date knowledge of legislation.
    • Driving License: Full UK Driving License Required.
