    Quantity Surveyor

    We are representing a medium-sized housebuilder seeking a Quantity Surveyor to join their Commercial team in the North West.

    About the Role

    You will report to the Commercial Director and be a key member of the Commercial Team, delivering profitability through contract procurement, cost planning and control, and general commercial input throughout the private development process.

    Key Responsibilities:

    • Actively manage build and infrastructure costs, cash flows, cost movements, and budgeted financial information at site and plot level, adhering to Group policies and processes.
    • Ensure compliance with Group policies and processes, reporting fully on all development/build-related expenditure to add value to the wider business and deliver commercial objectives.
    • Manage the working partnership with Housing Associations, third-party providers, and sub-contractors to ensure contractual terms are met and orders are placed, managed, and settled according to Group policies and processes.
    • Collaborate with junior team members, assisting with their development and ensuring the correct level of works are delegated.
    • Procure subcontract trades involving other internal departments, following Group policies and procedures to obtain the best value and supply subcontractor prequalification criteria.
    • Manage payment processes for subcontractors and support other team members to ensure payments are made in accordance with agreed payment terms.
    • Evaluate and approve payments for dayworks and applications from subcontractors, providing detailed cost/budget analysis on a development-by-development basis relative to the build programme.
    • Analyze and provide advice on how to reduce costs and mitigate or recover cost overruns, utilizing prescribed timetables to review and agree monthly site valuations (including costs).
    • Authorise and commit expenditure on the COINS system up to the Group approval limit.
    • Determine and agree site start programmes and timescales, collaborating with Construction management teams.
    • Assist in producing comprehensive Commercial reports/estimates for inclusion in Land appraisals.
    • Host regular meetings with subcontractors to review performance, in collaboration with the Construction management team.

    Requirements:

    • Rlevant qualification or experience in Quantity Surveying.
    • Proficient user of COINS and MS Excel packages.
    • Good understanding of financial implications of building methods and sequences.
    • Strong finance/commercial awareness and knowledge of relevant codes of practice.
    • Knowledge of Construction Design Management Regulations.
    • Excellent teamwork and interpersonal skills.
