Description

The Senior Building Operative will ensure that a clean, safe and comfortable environment is provided for patients, staff and visitors at all times.


The post holder will provide supervision and guidance to the Building Operatives to ensure that they provide a comprehensive multidisciplinary domestic, portering and maintenance support service.


The Senior Building Operative will support the Multi-trade Operative in the delivery of a range of maintenance activities for their building.

[The proportion of maintenance/domestic duties undertaken will be agreed with the post holder and will be dependent on both the needs of the service and the skill set of the individual.

]

The post holder will supervise, the Building Operatives allocating work activities for each shift.

The post holder will take the lead on a range of basic, routine maintenance work (e.g. flushing, testing lights) and patient facing tasks e.g. supplying laundry maintaining cleanliness standards and general housekeeping tasks.

The post holder will also undertake auditing and scoring standards of cleanliness,

Supervisory responsibilities

To allocate work activities to the Building Operatives for each shift.

To undertake operational supervision of the Building Operatives to monitor and deliver to required standards.


To oversee all domestic and routine maintenance duties within area of responsibility ensuring that these are carried out consistently and required standards including hospital contractors.

To ensure that all personnel including contractors comply with Health & Safety regulations and security requirements. This includes monitoring the correct use of tools, access platforms, cleaning and other equipment.


To undertake minor repair work and appropriate planned preventative maintenance tasks that does not warrant the attention of the Multi-Skilled Operative or District Maintenance Technicians or Supervisors and ensuring timely completion against PPM programme as determined by the business manager.


To identify and report to the Building Manager any breaches of compliance with regulations or the Trust's own policies and procedures and reporting of incidences.

To assist senior managers with the implementation of new procedures pertaining to domestic activities and routine maintenance.

To participate in team meetings.


To undertake mandatory and developmental training to ensure that their knowledge of Health and Safety, Risk Management and COSHH is up-to-date.


To adhere to set procedures for entering, leaving and working in patient areas liaising closely with ward and security staff as appropriate.

To adhere to Trust policies and procedures.

To use a range of hand tools, fine tools and equipment.

To be prepared to work at height from ladders, scaffold etc. and in crawl ways or ducts.


The post holder will be required to undertake any other duties as appropriate to the nature and grading of the post.
