Job Purpose:


To support the Business Support Manager in the management of the CAFM system and asset strategies across the client estate.

The Coordinator will be responsible for supporting the delivery of a fully populated and updated CAFM system, in line with SFG20 standards, with accurate data which management information can be drawn from.

Trend analysis will form the basis for Management and Client decision making and financial forecasting, through the development of the Forward Maintenance Register.

Ensuring industry leading processes and strategies are deployed and developed to ensure consistent performance and quality standards for planned and reactive works in consultation with customers that can be utilised in asset management programs.

To support the EMCOR compliance & quality manager with the governance of compliance across the account.

Help support with the integration and uploading of the Asset Management Tool for use across the client estate


Duties:


  • Help verify and maintain an accurate and detailed asset register and Annual Maintenance Plan inclusive of a 52 week maintenance plan for all three client sites to ensure full and consistent legal and commercial compliance for planned and statutory work delivered via subcontractors and directly employed staff.
  • Monitor the use of planning and asset reporting strategies, using computerised asset management system including evaluation and developing sustainable solutions for underperforming assets.
  • Support on improvement of IT asset systems and deployment of new systems.
  • Updating the CAFM System to maintain an accurate register of the actual asset baseline.
  • Work with the Compliance Manager to keep up to date with changes in legislation and industry best practice to ensure estate compliance and efficient running of assets. Identify these changes and advise on impact or implications to the maintenance regime.
  • To _support_ the Compliance & Quality Manager with the ongoing internal audit programme by carrying out internal audits at all 3 sites.
  • Assist with the review, verification and close out and internal / eternal corrective actions.
  • To provide support to external audit with ensuring documentation and records are available as necessary.
  • Work with the wider business support team to ensure asset conditions are updated within the CAFM system during maintenance cycles
  • Encourage the creation of a constructive culture, working collaboratively with engineering operations management, frontline staff and stakeholders to provide an accurate record of the asset data.
  • Support strategic relationships with both Operational and IT teams to effect change to support future customer needs.
  • Ensure standards are maintained by the operational teams to ensure correct quality information is loaded into the CAFM system at every stage of fault diagnostics through to job completion to ensure that realtime information is available for customer communication and data analysis.
- _Build effective relationships and engage with EMCOR UK Asset Management community to share knowledge and best practice across the Company_.

  • Work with the Compliance Manager to develop the CAFM system to be the single source of truth and the 'knowledge hub' for all compliance related documentation.

  • Good attention to detail.
  • Able to understand and drive own workload.
  • Effective communication skills
  • Good IT skills including a working knowledge of; Excel, PowerPoint and other data bases combined with an understanding and appreciation of CMMS / CAFM systems or similar.
  • An appreciation of corporate real estate and property management is desired and knowledge of SFG20 maintenance standard. Experience of best practice standards including BSRIA Business-Focused Maintenance and ISO 55001 etc.
  • Experience of working at an MOD estate would be a benefit.
  • Highly Motivated with team working ethos.
  • Good interpersonal and customer relationship skills.
  • Influential and enterprising with excellent problem solving skills.
