About the Team:

  • CBRE are looking for an exceptional surveyor to join the Northern Property Management Team. Based in Leeds you will be responsible for managing FRI and service charge properties across a variety of asset classes. This will include managing high profile offices in central Leeds and industrial and retail properties throughout Yorkshire, the North Midlands, and the North East.
  • The Yorkshire and Northeast Property Management team forms part of a wider Northern Property Management Team, having surveyors located in both Manchester and Liverpool. There are 17 fee earners in total. The Leeds Team are responsible for managing properties for a number of key clients throughout the region including CBRE Investment Managers, Cordatus, Sports Direct, MEPC, and Middlesbrough Borough Council in addition to local based clients.
  • The local team comprises 6 fee earners, 1 apprentice surveyor and an administrator. The team has ambitious plans to grow through existing and new clients.

  • The purpose of this role is to work predominantly on portfolio instructions, ensuring accurate and timely delivery of service and to work with other service lines to ensure a tailored and coordinated service.
    Key Responsibilities
  • Manage the transition of client/properties in and out of CBRE management
  • Responsibility for compliance relating to sites under their control, acting or escalating any issues relating to noncompliance
  • Carry out property inspections
  • Responsibility for taking the appropriate action in response to any legal notice received in relation to a managed property
  • Responsibility for preparing data for client meetings
  • Attending client meetings, ensure recording of minutes and carrying out of actions arising
  • Reading of leases and ensuring accurate data is maintained on the property management system
  • Ensure rent demands are raised accurately and on time
  • Provide recommendations to clients to recover rent and other sums due under the lease terms
  • Work with the onsite facilities teams to review and obtain approval of service charge budgets
  • Approve service charge year end reconciliations in accordance with RICS guidelines / client instruction
  • Identify and progress opportunities for crossselling activities
  • Responsibility for arranging and chairing occupier meetings and occupier liaison as required
  • Ensure recording of minutes of occupier meetings and 121 meetings are completed and all actions arising from the meeting are dealt with
  • Take appropriate action for all forthcoming lease diary events
  • Identify opportunities for providing additional services to clients and provide appropriate recommendations.
  • Explore opportunities for new business generation and be an efficient presenter

Key Skills/Knowledge

  • Ideally RICS qualified although property management experience is considered more important
  • Relevant experience in property management in the UK market
  • Constantly updating knowledge of legislation relating to property management
  • Able to build and maintain client relationships and internal relationships with other service lines
  • Use and grow knowledge of law relating to property management in order to make recommendations to the client
  • Understand and grow knowledge of the clients' investment objectives
  • Be able to recognise opportunities for selling additional services to clients, including crossselling
  • Able to build and maintain tenant / customer relationships
  • Understand credit control methods
  • Able to use IT software such as Word, Excel and other databases
  • Able to contribute to team and department business plans
  • Able to work as part of a team, supporting other team members and recognising the work of others
  • Build and maintain relationships with other parts of the wider CBRE service lines
