Voids Manager (Repairs and Maintenance)

Shropshire, Craven Arms plus travel(Hybrid Working)

£45,885.00 per annum

Permanent, Full Time


This role has been identified as suitable for Hybrid Working which will be a combination of home working and working from our offices with Head office at Craven Arms and travel to other offices as required.

This is a new role which presents exciting and significant opportunities to help shape and develop our established Voids Delivery Team.


  • Provide direction and leadership to the operational delivery teams for voids maintenance, taking responsibility for the delivery of excellent operational performance.
  • Manage both directly employed and subcontracted resources, ensuring they deliver costeffective, highquality customer focussed outputs, from conception to completion.
  • To ensure that Connexus delivers a high quality, timely and costeffective void management service.
  • Turn our void properties around in a timely manner to minimise void loss.
  • Utilising customers, to consult on works carried out, demonstrating Connexus commitment to listening to the voice of the customer.
  • Ensuring the effective procurement and contract management of outsourced repairs to void properties and making best use of both inhouse and external contractor delivery.
The Voids Manager will be absolutely instrumental in helping Connexus turn empty properties into new homes for our customers.

To be successful in this role you must have:


  • Previous experience of voids management within a repairs and maintenance context, transformation of processes and delivering projects in a customer focussed way also in a social housing setting is a must.
  • Experience of delivering exceptional customer service.
  • Good project management is key to successful outcomes this enables us to measure success against a set of KPIS and deliver value for money with robust budget tracking.
  • Be a highly motivated individual with a drive for achieving excellence who wants to be part of something great.
  • The ability to develop and drive through effective strategies, policies and processes which deliver Connexus high levels of customer satisfaction with their new home.
  • A strong track record in delivering void works through a mix of inhouse workforce and external contractors is a must, experience of leading customer engagement, service transformation and optimising technology to drive value, is key for this role.
  • Due to the nature of the role a full driving licence and access to a vehicle is required.
