MAIN PURPOSE of our Property Surveyor


To assist the Asset Management team to provide effective property management, commercial and technical services to the Estates Management Team, to include New Development Handovers, Defect Surveys and Resolution, Asset Surveys and Planned Maintenance of existing stock.


To work in close collaboration with internal partners in a positive and progressive way to improve Homeowners' Customer Experience and stock condition of the portfolio.


RESPONSIBIILITES of our Property Surveyor

  • Promote the Core Values and Business Philosophy of McCarthy & Stone Group and MSMS/YLMS at all times.
  • To support the Property Operations team with handovers of new developments, carrying out defect reports and asset surveys.
  • Act as Contracts Administrator for planned work contracts, using a standard form of contract (NEC & JCT), reconcile final accounts and issue client instructions.
  • Prepare scheme designs with costings, programmes for completion of projects and specification of works.
  • Organise documents for tender and advise on appointing contractors, designers and procurement routes.
  • Deliver planned works across the portfolio following a tender process.
  • Determine the condition of existing buildings, identify and analyse defects, including proposals for repair.
  • Liaise and work closely with MSRL Regional Teams to support MSMS/YLMS Management Teams to resolve property related issues to deliver and achieve Customer Satisfaction.
  • Liaise where necessary, with relevant Regions/Head Office departments, including Group Commercial and Group Design.
  • Keep abreast of legislation and best practice and advise accordingly.
  • Participate in on call rota.
  • Carry out ad hoc duties, as directed.

EXPERIENCE REQUIRED for our Property Surveyor

  • The role holder is likely to be educated to HNC or degree level or equivalent and likely possess or working towards a professional qualification in a construction related discipline, preferably CIOB or RICS.
  • Must be computer literate with sound knowledge of Microsoft Word, Excel spreadsheets and a propertybased database such as Qube would be an advantage.
  • A sound knowledge of Health & Safety regulations, including CDM Regulation 201
  • Previous experience in building/property surveying utilizing JCT or NEC type contracts.
  • Excellent knowledge of the construction or property management industry.
  • Project management experience would be beneficial.
