Lisburn Primary and Community Care Centre


Hours Per Week:


Monday - Friday 15 Hours Per Week

The Caretaker will be responsible for:

SECURITY

  • Safe custody of keys of the premises, the allocation of keys to staff (where approved by the Facilities Manager)
- _Operate fire alarm, intruder alarm & building security systems & report any faults to the Facilities Manager or Helpdesk_


_MECHANICAL & ELECTRICAL SERVICES_
- _Efficient operation Monitoring of the premises BMS boilers/heating system_
- _Replace lamps, tubs & plugs to a level of 3.35m using appropriate equipment, except where access from above can be gained_
- _Carry out regular inspections as defined by FM to firefighting equipment & report any defects to the Facilities Manager _
- _Take water & electricity/Meter Readings_
- _Carry out daily/weekly/monthly PPM activity_


_CLEANING_
- _Ensure that all hard surfaces & paths & ornamental grounds around the premises are clean, tidy & free of litter._ _Litter to be cleaned on a daily basis_
- _Ensure that all external surfaces drains & gullies & kitchen grease-traps within the building complex are free flowing & clean by removing obstructions_
- _Assist the FM to plan periodic work in consultation with service users_
- _Monitor suitability and performance of material and light equipment and advise the FM where these are inappropriate for the task_
- _Empty on a daily basis litter bins within the building complex_
- _Clean external signs, lights covers, and notices up to 3.35m_
- _Clean non-electrical fittings on all portable hearing and ventilation equipment_
- _Ensure that all defects in equipment used by the Caretaking staff are reported to the Facilities Manager_


_HANDYPERSON DUTIES_
- _Carry out handyperson duties within the competence of the post-holder_
- _Assist with maintenance duties, e.g., painting, shelving, signs, replacing locks & small alterations, etc._


_GENERAL CONDITIONS_
- _The post holder will be required to assist in the evacuation of the building in the event of a fire drill or an actual emergency by acting in the capacity of Fire Warden or Fire Marshall_
- _All duties must be carried out to comply with:_
- _The H&S At Work (NI)Order 1978;_
- _Acts of Parliament, Statutory Instruments & Regulations & other legal requirements;_
- _COSHH Regulations & all relevant Codes of Practice_


_ADMINISTRATION_
- _Provide the Helpdesk/Facilities Manager with timely reports on any defects in the premises externally & internally_
- _Prepare reports on any defects in the premises externally and internally_
- _Complete all paperwork/documentation associated with the post including timesheets, written reports and monitoring reports when required._
- _Provide records of any consumable stocks_


_TRAINING_
- _Caretakers will be required to attend appropriate training to facilitate the effective undertaking of duties commensurate with their grade_


_MISCELLANEOUS_
- _The post holder will be required to undertake any other duties falling within the purview of the grade as required by the Facilities Manager or other Senior Manager_
- _The person appointed will be required to undertake evening duties & work at other sites to meet the needs of the Company_
- _The post holder will be required to work outside of normal workings hours_
- _The Company will provide a uniform which must be worn at all times whilst on duty_
- _Protective clothing will be provided by the Company & must be worn appropriate to the task being carried out_


About You:


Essential Criteria

  • Demonstrate previous experience in a similar role
  • Practical experience of basic maintenance in any of the following areas, building, joinery, mechanical/electrical maintenance, grounds maintenance
  • Understanding of basic repair/maintenance issues
  • Current UK Driving License
  • Ability to communicate effectively and prioritise workloads
  • Able to attend key holding callouts and work outside normal working hours, when required

Desirable Criteria

  • Previous experience in a similar educational environment
  • Possess handyperson skills
  • H&S and BICSc qualifications
