We are currently seeking a Engineering Manager with all round Engineering knowledge to support our World-Renowned Client Building.


Main Duties & Responsibilities:


  • Fully responsible for ensuring that the Sites electrical, mechanical, HVAC, public health, life safety, vertical transport, facade access and general services equipment are maintained in accordance with the agreed specifications and all such services operate efficiently at all times.
  • To prepare and implement planned and unscheduled maintenance programmes using the given computerised database for the relevant plant and equipment.
  • To Manage the Engineering team, allocation of PPMs compiling and updating Shift Team Rotas to ensure adequate engineering cover for sickness and leave. Evaluating and approving Overtime requests, Authorising of Engineers Timesheets and Overtime and expense claims with company procedures
  • To control/monitor the planned maintenance for the building and to ensure that all works completed efficiently and economically and that the required records are maintained.
  • To schedule and supervise all contract works and repairs. To ensure that such works are as per specification and are in the best interest of the Landlord and Tenants.
  • Undertake reviews of contractor's health & safety obligations and paperwork including (but not limited to) sitespecific risk assessments, personal protective equipment, works method statements, training records, HV management strategy, contractor competency audits.
  • Work towards becoming the site HV AP and RP for Water Management system.
  • To regularly inspect all plant, equipment and building structure/fabric and to monitor the progress of remedial works that are implemented.
  • To maintain a 'safety first' culture at the building and to assist the Account Manager in the operation of a safety management system, paper and/or electronic.
  • To control, monitor and implement the agreed procedures in respect of water treatment.
  • To control, monitor and implement the agreed testing regime for air quality monitoring.
  • To be accountable for the rostering of engineering staff as necessary and to organise and implement emergency cover arrangements for outside normal working hours and to arrange appropriate cover for holidays and sickness absence.
  • To regularly inspect and to ensure that all services areas, plant rooms, inspection covers, etc. are maintained in pristine conditions at all times.
  • Undertake regular inspections of the plant room/equipment compound, record and document efficiencies or hazards and remedial requirements/timescales.
  • To assist the Account Manager with the formulation of annual budgets and to ensure that works planned within these budgets are implemented effectively and economically and the programme dates achieved.
  • To ensure that the Account Management Team and all parties concerned are informed of any necessary close down or testing of plant, fire systems or breakdown that will affect them in any way.
  • To maintain up to date technical records and to ensure the accessibility of all service manuals, drawings, contractual obligations including life system testing, commissioning information, certificates and contractor details.
  • To keep the Account Management Team fully informed on all maintenance/engineering matters and to produce reports as necessary relating to the optimum performance of the building services.
  • To coordinate with the Engineering Manager/ Account Manager and HR Department on the recruitment and training of technical and maintenance personnel.
  • To carry out any other reasonable duties as requested from time to time by the Building Manager.

Essential Qualifications & Experience:


  • A Strong team leader possessing demonstrable team management skills who can work effectively with people at all levels and is capable of dealing with contentious and challenging situations.
  • Holds a valid IOSH Managing Safely qualification.
  • Experience of being an appointed HV/AP or SAP.
  • A Minimum of 3 years' experience gained within a multidiscipline hard and soft services environment in a managerial role
  • A good working knowledge of assets such as plumbing; HVAC systems, controls, refrigeration and electrical/mechanical and experience managing cooling towers.
  • Prior experience of Building Management Systems.
  • Experience in managing electronic PPM management systems
  • Experience of managing technical incidents through to resolution.
  • Experience in managing a service desk function.
  • Be conversant with current Health and Safety legislation with experience of managing safe working practices and statutory compliance.
  • Prior experience of managing a permit to process.
  • Practical knowledge of Microsoft packages
  • Word, Excel etc.
