This independent, family run company is now seeking an individual with a proven track record in lettings & property management to join their highly successful specialist student letting agency in Bath, Somerset.


The Senior Property Manager will have overall responsibility for maintenance of the property portfolio, will provide assistance to the Accounts Manager with rent receipting and inputting contractors invoices to CFP and support the lettings team as listedbelow.


MAINTENANCE:
Overall responsibility for maintenance with the support of our Property Manager.

  • Managing the Fixflo reporting system used by all 400 properties.
  • Organising maintenance by liaising with contractors & tenants.
  • Overseeing and signing off major works.
  • Quality control including inspecting works when completed.
  • Auditing invoices and preparing for payment with accounts.
  • Maintaining strong working relationships with their longstanding team of contractors.
  • Arranging summer improvement works whilst liaising and confirming with landlords.
  • Routine property inspections, preparing inspection reports for landlords and recommending. necessary works/improvements.

LETTINGS:
Working with the lettings team and supporting them with:

  • Arranging viewings.
  • Rent4Sure referencing.
  • Preparing contracts via Docusign.
  • Carrying out viewings.
  • Updating CFP tenancy screens.

ACCOUNTS:

Assisting the Accounts Manager with:

  • Receipting rents.
  • Data input of contractor invoices and resultant management fees.

Necessary Qualification and Experience:

  • Extensive experience in Property Management preferably in HMO's and Student Lets.
  • Strong attention to detail.
  • Impeccable written and spoken skills.
  • Strong administration and excellent IT skills.
  • Ability to prioritise work effectively.
  • Be able to think on your feet and be reactive to situations as they arise in a calm and professional manner.
  • Ability to build longterm relationships with landlords.
  • Positive and encouraging attitude.
  • Strong experience of CRM systems.
  • Excellent knowledge of the Fixflo reporting system essential.

Terms and Salary:
The working hours are Monday to Friday 9.00am - 5.30pm. Morning meetings commence daily at 8:45am.

The position is office based in Widcombe.
Annual Salary - £26,000 - £28,000 dependable on experience.

20 days annual leave plus bank holidays. No leave to be taken in July. 2 days leave to be taken to cover Christmas close down.
