£31,810

You will be responsible for the day-to-day management of the repairs and maintenance service as well as ensuring the data we hold onour assets is accurateand relevant.

This will determinehow and when we invest in our stock.

Day to day duties will include technical pre and post inspections, contractor and budget management, customer liaison, stock condition and compliance surveys.

You should have a strong background in social housing asset management, specifically in repairs and maintenance forecasting and delivery.


Purpose of the role:

Maintain and improve stock to sustainable, high quality and energy efficient standards. Providea responsive repair and maintenance service that meets customers' expectations.


Key accountabilities and job content:


  • The repairs service maintainsand delivers a high quality customer service.
  • Identify repairs that are the customer's responsibility and advisethe customer of the options available to remedy the defects.
  • Supervise planned works, monitorand record progress.
  • Monitor contractor performance and complete post inspections.
  • Monitor contractor compliance to health and safety.
  • Assist in the setting of budgets. Monitor budgets & provide reports to the Head of Assets
  • Approve contractor invoices in line with financial standing orders.
  • Identify potential major repairs projects, reimprovement projects and defects that could be included in the current or future planned maintenance programmes and report to the Head ofAssets
  • Tenant improvements and adaptations. Investigaterequests from tenants to make alterations, approve where appropriateand monitorthe quality or work on site to completions.
  • Disabled person's adaptations. Investigate requests and coordinate the implementation of the Associations policy
  • Attend maintenance coordination meetings and contribute to research, developmentand improvement projects within the maintenance field
  • Seek and implement service improvements to meet the needs of internal and external customers
  • Provide customers with energy advice on controlling their heating and hot water with energy saving tips to reduce gas and electricity bills.
  • Record any complaints and comments, investigateand respond where appropriate.
  • Responsibility for response and void repairs from start to completion to customers
  • Ensure delivery of empty homes repairs service to customers
  • Responsibility for implementing and delivering planned maintenance.
  • Preparation of the Associations reactive maintenance budget, specifying, ordering of works, maintaining recordsand ensuring budget is adhered to.
  • Assist in monitoring budget expenditure
  • Liaise with development section on the appropriate procurement of materials, optimising life cycle costings and liaising at handover of new properties
  • Attend and chair regular meetings with approved contractors and partners
  • Working with the Property Services Coordinating Officer, preparation and monitoringannual service contracts for equipment the Associations sheltered schemes and other properties where applicable
  • Work with the CST and repairs administration to accept, process, and order repairs and to administer the relevant documentation
  • To manage the maintenance of the Associations properties, grounds and sites by regular inspection
  • Responsibility for the management and monitoringof day to dayrepairs on the Gateway.
  • Responsible for monitoring & ensuring health and safety and compliance procedures and actions are inspected and completed, including gas servicing, electrical, fire safety, legionellaand asbestos
  • Checking and certifying contractor accounts
  • Handle and coordinate tenant complaints, litigation actions and insurance claims
  • Provide technical information and assistanceto the Housing Manager and office staff

Qualifications:


  • A relevant professional building qualification HNC/HND or similar trade qualification

Knowledge, skills and experience:

Essential_

  • Minimum 5 years' experience working in building maintenance and a knowledge of building construction
  • Experience of working for a Housing Association or Local Authority within housing maintenance
  • Knowledge of maintenance issues including health and safety legislation
