Duties and Responsibilities:


Manage Day-to-Day Repairs:
Oversee the efficient handling of day-to-day repairs in GBCH properties.

Coordinate and prioritize repair requests, ensuring timely completion.

Work closely with maintenance staff and subcontractors to address repair issues promptly.

Ensure repairs are carried out to a high standard, in line with organizational targets and service user needs.

Ensure Compliance with Health and Safety Requirements:
Ensure that all GBCH properties meet health and safety regulations and requirements.

Conduct regular inspections to identify potential hazards or maintenance issues.

Collaborate with relevant teams to implement necessary repairs and modifications.

Keep up-to-date with legislation and best practices regarding health and safety in housing.


Manage Voids Turnaround:
Oversee the process of preparing vacant properties for new tenants (voids turnaround).

Coordinate and monitor the work of maintenance staff and subcontractors during voids turnaround.

Ensure vacant properties are cleaned, repaired, and tenant-ready within the designated timeframe.

Maintain accurate records of voids and work progress.


Manage Gas & Electrical Certification:
Take responsibility for managing gas and electrical certifications for GBCH housing stock.

Coordinate inspections, maintenance, and necessary repairs to ensure compliance.

Keep detailed records of gas and electrical certifications and renewals.

Liaise with relevant contractors and agencies to ensure timely completion of certifications.


Work with Approved Subcontractors:
Collaborate with approved subcontractors for repairs and maintenance projects.

Develop and maintain strong working relationships with subcontractors.

Monitor subcontractor performance, ensuring work quality and adherence to agreed-upon standards.

Coordinate and supervise subcontractor activities as required.

Build and Maintain Effective Relationships with External Agencies:
Establish and nurture positive relationships with external agencies, including local authorities, contractors, and service providers.

Act as the main point of contact for external agencies regarding repairs, certifications, and other housing-related matters.

Collaborate with external agencies to ensure smooth and efficient service delivery to GBCH tenants.

Attend meetings, workshops, and conferences to represent GBCH and foster partnerships.


Requirements:

Housing & Maintence experience

Driving Licence & Car Essential


Job Types:
Full-time, Permanent


Salary:
£25,832.00-£26,850.00 per year
