Our client is a large, multi-branch independent, with office across the region that deal not only with residential lettings, but also Land / Developments / Planning / Auctions / Block Management / Surveys & Commercial
As they grow their already strong brand, an opportunity has arisen for an experience Property Manager within their residential lettings department.
Supported by the Head of the Department, you will be responsible for managing a portfolio of properties in the local area, undertaking pre-tenancy works, logging and diarising gas safety inspections and PAT tests.
You will also carry out and arrange property visits and compile reports for the landlords and tenants as well as address any issues that arise from property visits.
Responsibilities:
To carry out pre-tenancy works
To facilitate property visits twice a year on each property
To arrange routine and emergency maintenance during a tenancy
To coordinate and oversee refurbishment project
Carry out management visits and meet contractors to obtain quotes for refurbishment
To pay all contractor invoices
To update CRM with landlord's instructions, meter readings, gas inspection and PAT tests, any additional clauses in the tenancy agreement to be noted
End of tenancy administration
Update CRM & diary forward property inspections
What you need
At least one years' experience in a similar role
Knowledge of the renewal process and basic accounts knowledge
Basic knowledge of heating and hot water system, plumbing and electrical would be beneficial.
The ability to communicate with landlords and tenants in a confident manner
