Description

The post holder will work with one of the Principal Surveyors on a range of assets and projects; delivering lettings, lease renewals and rent reviews, and handling disputes.

The post holder will need to demonstrate good experience of handling complex, high value and high profile transactions, as well as contentious commercial Landlord and Tenant matters.

The post holder will need to be a creative thinker who can develop and analyse options for challenging commercial properties.

This is an interesting and varied job which would suit an MRICS/FRICS surveyor who is seeking to broaden their professional experience.

Commercial Property Portfolio
Manage approximately commercial properties within the commercial portfolio, identifying opportunities to increase rental income and to minimise costs, while meeting the Council's broader objectives

In particular:

Carry out rent reviews and lease renewals.
Market and let vacant units.
Work closely with the Income and Debt Officer to minimise rent arrears and to ensure that the appropriate adjustments are made to rent accounts and other records.
Work closely with the Estates Technician to ensure that void properties are managed effectively and in line with insurance requirements.
Work closely with officers from Technical Services and with external contractors, to ensure that the commercial properties are well maintained, ordering routine repairs and maintenance, and acting as client in respect of planned and capital maintenance works.

QUALIFICATION AND EXPERIENCE
Qualified Chartered Surveyor (MRICS or FRICS).

Demonstrable ability to manage a portfolio of properties and provide high quality valuations, appraisals, and other professional property related advice.

Strong commercial landlord and tenant knowledge and experience.

Proven project management skills.

Excellent ICT skills and able to use a variety of software packages.

Proficient in word processing.
