About the Client


Our client is a small specialist Housing Association based in Highgate, providing supported housing for older people, helping them to continue living independent, fulfilling lives.

They also have a subsidiary care company that provides individualised packagesof care and support to older people.


Your responsibility

  • To provide an excellent building maintenance, caretaking and handyman service ensuring that buildings are safe, clean and tidy at all times.
  • You will be expected to comply with all policies and procedures, notably Health and safety, code of conduct, Equal Opportunities and Data Protection, ensuring complete confidentiality of sensitive material.
  • Ensure that all information is communicated in a clear, accurate and timely manner.
  • You will be expected to communicate in a professional and courteous manner.
  • Participate in staff group, team meetings and training courses
  • Participate and contribute to own appraisal and supervision
  • The post holder will be required to obtain a Basic DBS check.

Main Duties to include

Ensure the building is well-maintained:

- undertake minor building repairs in communal areas
- as necessary, provide access to contractors attending buildings to undertake repairs and servicing as necessary
- carry out a weekly check/inspection of the schemes and report any faults/repairs in writing to the Housing Support Officer and/or the Senior Housing Officer
- carry out a weekly fire test at both schemes and report any issues to the Senior Housing Officer
- provide the Housing Support Officer with accurate communal utility meter readings, when needed
- operate and manage designated plant and equipment, e.g., heating and lighting settings
- carry out supplementary cleaning duties e.g., clearing spillages where not covered under contact arrangements
- provide cover for cleaner when required
- ensure communal lighting is operational and, where appropriate, change light bulbs and diffusers and adjust timers for seasonal variation
- ensure refuse disposal facilities function properly and sites are free from bulky refuse
- pull out waste and recycling bins from bin chamber to give access to London Borough of

  • Haringey refuse team
- where appropriate, ensure tenants' and scheme recycling bins are emptied regularly;
- ensure grounds and parking areas are maintained appropriately, including sweeping leaves, litter picking and clearing other debris, as required
- complete weekly checks of the boilers and water pumps and ensure in good working order


Contribute to ensuring the building is fully compliant with Health & Safety legislation:

  • ensure building security is maintained at all times, and any areas which require locking/unlocking are actioned as necessary
- carry out regular checks of communal areas, and ensure they are kept safe, free from damp and without obstructions
- provide a handyman service to tenants to maintain safety and security within their homes
- adhere to organisation's Health & Safety policies at all times
- complete weekly flushing of void water outlets and monthly communal water temperatures and keep records up to date
- check emergency lighting is working, check escape routes are clear and ensure health and safety records are up to date
- when on site, record and report accidents and incidents in line with the organisation's Health & Safety policy
- be aware of the procedure to follow in an emergency of fire, evacuation and/or lift breakdown
- escort and accompany contractors who come on site to perform specialist maintenance tasks, ensuring they are a working in a safe manner and acting appropriately for the organisation's environment
- ensure the maintenance room, plant rooms and shed are kept tidy and free from obstruction, undertaking regular housekeeping of these areas as required


Ensure building security is maintained:

- check the premises to guard against vandalism and/or break-ins and ensure CCTV is in good working order
- check the safety of access points on a regular basis, including entrance doors and windows


Provide a handyman service to tenants, helping them maintain safety and security within their homes:

  • offer practical support to tenants when moving into their new home, including replacing light bulbs, putting up curtain rails and picture hooks, hanging up curtains, bleeding radiators, replacing worn tap washers, disposing of bulky refuse
- report all handyman duties to the Housing Support Officer, including time taken to complete so works can be charged


Provide general caretaking support:

- arrange chairs and tables for activities, meetings/events and clearing away afterwards
- advise the Senior Housing Officer of equipment needed to be purchased in the course of duties, as required (e.g., light bulbs, washers etc), in line with the organisations purchasing policy
- in an emergency provide appropriate assistance to tenants in line with guidance provided;
- maintain appropriate written records
- report any concerns about the welfare of tenants and breaches of tenancy; and,
- carry out any other reasonable duties as identified by the Senior Housing Officer or the Group Chief Executive


Skills & Qualifications

  • Demonstrate a knowledge of practical skills for carrying out minor repairs.
  • An individual with an interest in DIY would be an advantage
