K&M Property Management are looking for a bright, energetic, and intelligent individual to take on property and office administration duties working alongside existing employees.
We are a small but busy management company looking to take on anther member of staff.Job Duties.
Management of a number of properties to include;
General Office Admin such as filing, photocopying, scanning, spreadsheets, answering phone calls and diary management
Prepare budgets and accounting issues.
Instruct contractors to undertake repairs and maintenace works.
Meet and interact with residents in a customer friendly and professional manner.
From time to time to visit properties and undertake inspections including attendamnce of meetings such as AGM.
Ensure reasonable resident issues and service requests are addressed promptly and efficiently.
You will be shown how to:
Prepare Estimates/invoices, budgets, demands
Assist in preparing annual service charge budgets, accounts, and demands including interim and final invoicing and collection.
Deal with day-to-day incidents and maintenance issues, direct action if instructed.
Deal with health and safety matters and reports to ensure compliance and risks are removed.
From time to time to carry out block inspections.
Maintain a good working relationship with third party suppliers (such as contractors and agents)
From time to time attend meetings with director or other staff.
Prepare spreadsheets for CIS and VAT reconciliations
Monthly bank reconciliations from account statements.
Understand of property legislation.
Compliance with Statutory provisions
Assist with managing insurance claims and/or loss adjusters.
Preparation of LPE1 forms for solicitors.
Skills Required.
Be willing to use car from to time for site visits
Must be organised and punctual
Have a can do attitude and use initiative, strong memory
Good English and grammar to a formal standard
Good telephone manner
Good standard of basic arithmetic
Proficient with Microsoft Office, particularly Excel and Outlook, and strong computer literacy
Ability to communicate clearly to clients
Willingness to learn
Salary:
£21,000.00-£25,000.00 per year
