Description

The Facilities Manager will be responsible for managing our three listed, period Arts & Crafts buildings in Knightsbridge This will include overseeing the maintenance of the buildings and supervising contractors/suppliers while they are on site.

You willnot be required to carry out the maintenance yourself but will need to have a solid understanding of Office M&E to identify issues and find the right solution.

In addition to maintenance, you will also be responsible for health and safety and security withinthe buildings.


This is a key role within your Operations team, and you will be required to support your colleagues with aspects of office management and reception duties as required.


Responsibilities
Office M&E and PPM
Upkeep of the plant across the 3 buildings' roofs
Emergency lighting
oegionella testing and subsequent required actions
Water safety testing
Biocide treatments
The asbestos register and annual surveys
Lifts - overseeing lift insurance inspection reports
Push locks
Gas safety and annual checks
Aircon and heating office units


Building Upkeep
Managing upkeep for the façade of the building (stone work etc)
Managing repairs to the roof
Managing contractors during office refreshes, refurbishments, and repairs (this can be anything from upgrading kitchens to replacing electrical wiring)
Basic maintenance work such as constructing flat pack furniture or changing lightbulbs


Health and Safety
Maintenance of fire escapes, fire alarms, annual and weekly testing
Acting as fire warden
H&S induction for new staff and new business centre occupiers
Booking in annual inspections
Managing issues that arise from inspections
Ensuring PRISM is kept up to date
Updating the H&S manual and distributing to staff
Annual PAT testing


Security
Managing the office CCTV
Unlocking and locking of the office
Owning the Klevio relationship and the handing out of access to employees and, when needed, contractors
Fire and intruder alarm systems

Authorising Operations Team invoices under £1000
Covering for office manager and receptionist when needed

Previous experience of facilities
Ideally IOSH certified - but not essential
Demonstrate a "service" mentality, willing to go above and beyond to service the building and our staff
Must be able to manage their time effectively and prioritise multiple tasks and stakeholders
Energetic (can spend the majority of the day on their feet)
Happy to help other people in the team carry out their roles when busy or cover for them when away - capable of wearing many hats
