ROLE PURPOSE
KEY ACCOUNTABILITIES
- Develop and implement the short, medium, and longterm strategy for the estate.
- Provide leadership and clear direction to all colleagues working on delivering the strategy.
- Line management of an Asset Manager who will work with you to deliver the portfolio's targets.
- Coordinate and drive business as usual activities across other departments
- Professional Services, Property Management, Lettings, Development etc to deliver maximum value from the estate.
- Take ownership of all estate metrics, including rent roll, ERVs (Estimated Rental Values), occupancy rates, and other relevant performance indicators.
- Manage and nurture key customer relationships to maximise growth opportunities, customer satisfaction and company reputation
- Collaborate with the Finance/Credit Control teams to develop strategies for resolving significant customer arrears.
- Identify and implement valueadded initiatives beyond routine operations, such as lease regears, surrenders and relettings, adhoc transactions, and terminations.
- Work closely with the leasing team on larger and more complex transactions involving capital expenditures and planning, as necessary.
- Assist the Acquisition and Disposal teams as required, providing valuable insights and recommendations.
- Liaise with external valuers when necessary to ensure accurate and uptodate property valuations.
- Represent The Arch Company in local Business Improvement Districts (BIDs) and other stakeholder groups.
- Take on any other related responsibilities necessary to deliver the objectives as the role evolves over time.
REQUIRED SKILLS, KNOWLEDGE AND EXPERIENCE
- Demonstrable asset management experience including leading teams to deliver shared goals.
- Experience of successfully executing complex transactions.
- Comfortable utilising a datadriven approach to decisionmaking, leveraging key metrics to assess asset performance and identify valueadd opportunities.
- Experience working collaboratively with crossfunctional teams.
- Excellent written and verbal communication skills.
- MRICS qualified (+5 years PQE).
