Role Profile
The Technical Supervisor will support one full-time Maintenance Operative, manage their workload and assess their ongoing training requirements.

The Technical Supervisor will be a working supervisor and will be expected to have a hands-on and in-depth understanding of domestic plumbing and heating systems, specifically Heat Interface Units (HIUs).

They will be required to attend triage and first fix any breakdowns before a third party is contacted.

The Technical Supervisor will have overall responsibility for the day-to-day running of the properties' mechanical and electrical plant and will have the use of and responsibility for managing third-party specialist contractors.

The Technical Supervisor will ensure the site remains compliant with local legislation.

  • The Technical Supervisor is expected to comprehensively understand domestic plumbing and heating systems, with a specific focus on Heat Interface Units (HIUs).
  • Be actively involved in addressing maintenance issues and breakdowns. Attend, assess, and perform initial fixes for any problems, minimising the need for thirdparty intervention.
  • Daytoday operations of the mechanical and electrical plant within the property. This involves ensuring smooth functionality and promptly addressing any operational issues.
  • Supervise and actively participate in the maintenance and repair activities within the accommodation. This includes addressing issues related to plumbing, heating, electrical, and general building maintenance.
  • Ensure that all systems, such as heating, ventilation, and lighting, function optimally.
  • Responsible for all general repairs.
  • Daily, weekly and monthly inspections. Conduct regular walkthroughs of the accommodation and grounds. Notification and escalation of any incidents. Maintain correct and accurate records of all site checks. Carry out safety inspections according to checklists.
  • Fire Monitoring and First response fire and emergency. (Training provided)
  • The Technical Supervisor will oversee a maintenance operative responsible for maintaining the accommodation. This includes managing their daily tasks work schedules, and ensure uninterrupted service to residents.
  • Assess the ongoing training needs of the maintenance operative and ensure they are wellequipped with the knowledge and skills required to perform their duties effectively. This may involve organising training sessions or workshops.
  • Manage relationships with thirdparty specialist contractors who may be required for more extensive maintenance projects or repairs. Coordinate their activities and ensure that work is carried out efficiently and to a high standard.
  • Stay informed about and ensure compliance with local and national regulations related to PBSA maintenance. This includes safety regulations, building codes, and environmental standards.
  • To be responsible for electrical maintenance, including PAT testing, health and safety checks, weekly fire alarm checks, and legionella testing.
  • To take pride in the look and feel of the property ensuring that it is up to standard.
  • Assist the General Manager with critical tasks during the summer turnaround period, ensuring the building is ready for the new intake.
  • To manage the maintenance stock levels
  • Sourcing new suppliers and making recommendations to the General Manager.
  • To complete repairs in line with the service level agreement for aparto.
  • Keep work areas in a clean and tidy condition.
  • Promote safe working practice.
  • To carry out duties at the request of the General Manager and or Regional Facilities Manager

Person Specification

Minimum Requirements include:

  • A relevant technical qualification in plumbing, heating, electrical systems, or related fields.
  • Additional certifications or qualifications related to building maintenance and management are desirable.
  • Proven experience in a supervisory or managerial role within the maintenance or facilities management field, preferably in a student accommodation or similar setting.
  • Demonstrable experience in diagnosing and resolving maintenance issues related to plumbing, heating, electrical systems, and general building maintenance.
  • Experience in managing and coordinating thirdparty contractors and service providers.
  • Familiarity with compliance and regulatory requirements in the facilities management industry.
  • Indepth knowledge of domestic plumbing and heating systems, including Heat Interface Units (HIUs).
  • Proficiency in conducting maintenance and repairs for various building systems, including electrical and mechanical systems.
  • Familiarity with computerised maintenance management systems (CMMS) and relevant software for tracking and reporting maintenance activities.
  • Strong leadership and team management skills, with the ability to motivate and develop a maintenance team.
  • Effective organisational and timemanagement skills to prioritise tasks and manage work schedules.
