Maintenance Operative


Reports To:
Housing Manager


Job Overview:


As the One Fylde Maintenance Operative you will be a valuable member of the Housing Team who possesses various housing maintenance skills, you will need to be friendly, enthusiastic, well organized and trustworthy along with a willing and flexible attitude towards your role.


You will be conducting various property related maintenance tasks within homes where One Fylde provides support to people with a learning disability or autism.


You will carry out various reactive and planned maintenance work, taking pride in the work produced which will include Joinery, Plumbing, Decorating and other general maintenance duties.

To assist in the progression of One Fylde Housing and the service it provides, ensuring constant customer service improvement.

Undertake other duties consistent with the purpose of this post.


Location


Based at Queensway Park Farm, Queensway, Lytham St Annes, FY8 3FQ, but travelling to different house locations on a daily basis across the Fylde Coast to carry out various maintenance tasks.


Working Hours
37.5 hours over 5 days Monday - Friday (9AM - 5PM)


Salary
- £22,000 per annum (negotiable on experience)


RESPONSIBILITIES AND DUTIES OF THE JOB

Role Specific Duties:

  • Respond to reactive queries, faults and issues as they arise in relation to properties and identify solutions and necessary actions to resolve as appropriate in a timely manner.
  • Be able to arrange planned maintenance (such as decorating a room) by planning the time required along with assessing and purchasing the material required.

Areas of work will include some of the following.

Joinery:


  • Door & Window repairs
  • Ironmongery repairs and replacement
  • Skirting board replacement & repairs
  • Boxing in pipes
  • Installing/changing locks
  • Fitting key safes
  • Shelving
  • Handrails
  • Floorboards

Plumbing:


  • Repairing leaks
  • Repair/replacing taps
  • Replacing toilet flush mechanism
  • Sinks, toilets and drains maintenance

UPVC

  • Repairs & replacement of lowlevel guttering & pipes
  • Installation & repair of cladding and facias

Decoration:


  • Painting
  • Wall papering
  • Patch plastering
  • Curtain Pole installation
  • Tiling

General:


  • Banner, picture and notice board hanging.
  • Moving furniture and equipment.
  • Flat pack furniture assembly
  • Office chair & desk assembly
  • Delivering PPE
  • Changing light bulbs
  • Make sure our customers have an outstanding experience with us, and that we meet or exceed their expectations.

Working with Others (communication tasks):


  • Engaging and communicating well with the people we support and support staff to ensure the minimum of disruption when carrying out maintenance tasks.
  • Ability to use internal software via a tablet to communicate with the housing team when receiving works requests.

  • Ability to work flexibly and be able to travel to different locations as required to carry out various maintenance tasks.

  • Ability to develop good working relationships with the people we support and One Fylde staff.

  • To undertake and participate constructively in induction, regular supervision, appraisal, team meetings and relevant training being compliant with all allocated training via our Elearning platform and inhouse training.
  • Keep up to date with Company policies and procedures on our online policy suite.
  • The post holder will be expected to work in the interest of One Fylde and this job description is not intended to be all inclusive, the Post Holder may be required to undertake any other duties consistent with the objectives of the post in agreement with their Line Manager, and appropriate to the post holder's skills and abilities to meet the ongoing needs of the organisation.
