Senior Property Manager - Team Leader


Our clients are seeking a Senior Property Manager capable of managing a property portfolio whilst leading a team of 5 experienced property managers each running their own portfolio.

This is a chance to join an expanding and forward thinking company who aregoing through exciting periods of growth.


You will provide support to the Head of Residential by ensuring effective and efficient day-to-day running of the residential and student department, including covering in the Head of Residentials absence to maintain standards.

To lead, manage and developthe Property Managers empowering them to effectively manage their own portfolio of properties.

To ensure the Residential portfolio is managed to an exceptional standard with high levels of occupancy, rental income, and tenant satisfaction.


Senior Property Manager - Team Leader:


  • Duties:
  • Carryout regular 1:1 appraisals with the property Managers, reporting any concerns to the Head of Residential.
  • Conducting morning meetings.
  • To be the first point of contact for the Residential and Student Property Managers, answering daytoday queries and providing support as required.
  • Monitor workload of the Property Managers, being aware of any issues that affect staff morale.
  • Identify possible opportunities to enhance service level, to be discussed with the Head of Residential, and to assume responsibility for implementation.
  • Ensure adequate cover in the department when it comes to appointments, staff sickness or holiday.
  • Deal with any customer enquiries promptly and in line with our customer charter.
  • Investigate complaints and ensure enquiries, complaints and correspondence are dealt with in a courteous and effective manner.
  • Be responsible for devising and implementing new procedures where necessary and ensure effective and efficient delivery.
  • Regularly review the marketing to ensure the adverts are current and properties are promoted to a high standard.
  • Develop and maintain a strong relationship with external companies ensuring they are kept up to date with suitable properties coming to the market which may be of interest.
  • Respond promptly to and manage enquiries, carry out viewings and negotiate lets.
  • Create tenancy paperwork inc. tenancy agreements with all required legislative paperwork to issue to tenants.
  • Register and protect deposit monies in line with scheme requirements.
  • Arrange end of tenancy works, deposit returns, including deductions where appropriate.
  • Prepare and update inventories and checkout reports.
  • Obtain and record meter readings as required.
  • Deal with tenant reported maintenance problems in a timely and polite manner, report maintenance issues to the inhouse maintenance team as per procedure.
  • Carry out and record routine inspections on properties within the portfolio.
  • Carry out and record routine legionella temperature checks within the portfolio.
  • Record all necessary information and keep systems and filing up to date, keep accurate and up to date records in line with Data Protection principles.
  • Review and implement rent increases as per procedure.
  • Keep void periods to a minimum to achieve maximum occupancy.
  • Ensure the client portfolio is always kept up to date by reviewing the tenancy schedules provided and updating Landmark accordingly.
  • Liaise with the finance team to assist with setting of budget targets and work closely with Credit Control.
  • Update and maintain in house systems as required, including adding tenant charges and credits where applicable.
  • To assist the Head of Residential with Health & Safety tasks related to the property portfolio.

Senior Property Manager - Team Leader - Skills / Experience Required:

  • Have experience within a Team Leader role within the property or service sector
  • Be a strong communicator and leader
  • Have a full understanding of Property Management
  • Have experience within Property Management
  • Experience within a fast paced and innovative company would be advantageous
  • Have great interpersonal, relationship building and networking skills
  • Working hours are 9am5:30pm Monday
  • Friday
