About Us:

Tempting Recruitment is delighted to present a compelling opportunity with our respected client - a prominent council. We are currently seeking a dedicated Building & Maintenance Surveyor to join their dynamic team.


The Position:

The duties you will be performing as part of your role:

  • Undertake exciting feasibility studies and stock condition surveys.
  • Prepare specifications and schedules of works for potential remedial projects.
  • Provide dynamic updates on capital budgets and service performance.
  • Maintain financial and statistical records for all capital works, including special projects.
  • Monitor and supervise contractors for effective and efficient work delivery.
  • Ensure the highest standards in reactive, void property, service charge, and estate management maintenance.
  • Take charge of customer complaints and implement necessary actions.
  • Foster excellent relationships between the Council, tenants, and the local community.
  • Conduct pre and postinspections of void properties with creativity.
  • Carry out surveys of specialist projects, compiling information for contract documents.
  • Ensure compliance with statutory requirements and respond promptly to legal obligations.
  • Work in compliance with relevant legislation, Financial Regulations, and Data Protection Act.
  • Maintain a working knowledge of Health and Safety.
  • Adhere to safe systems of work specified in the Redditch Borough Council Health & Safety policy.
  • Stay informed about changes in legislation affecting work schemes.
  • Exercise proper integrity and respect for confidential matters and personal information.
  • Promote effective relationships with the community for a high standard of service.
  • Adopt high standards of personal and professional conduct in communication.
  • Deliver outstanding reactive, void property, service charge, and estate management maintenance activities.
  • Assist in the preparation of cuttingedge Tender & Contract Documentation.
  • Ensure all repairs and contracts are within budget and completed on time.
  • Uphold the highest standards and compliance with Redditch Borough Council's requirements.
  • Liaise with tenants, stakeholders, and other departments affected by work.
  • Coordinate and supervise all necessary remedial works for property reletting.
  • Manage and report on performance against departmental targets.
  • Report on the performance of contractors and consultants against set criteria.
  • Contribute to the development and regular review of departmental services and policies.
  • Ensure consistency, compliance with statutes, and reflect best practices.

About You:

To be successful in this role, you should possess the following qualifications and skills:

  • Possession of a full driving license.
  • Daily use of a car for professional purposes.
  • Minimum of 3 years postqualification experience in a building/surveying environment.
  • Understanding of statutory legislation, financial, and contractual regulations.
  • Welldeveloped knowledge of Building Regulations and compliance.
  • Experience and knowledge in repairs and maintenance.
  • Proficiency in contract administration and budgetary management.
  • Handson experience with Health and Safety protocols, including CDM/Asbestos awareness.
  • HHSRS qualification.
  • Experience using AutoCAD for technical drawings.
  • Accredited Energy Assessor and CSCS qualification.
  • Experience in planned programs of work and capital contracts/project management.
  • Knowledge of Contract Procurement and Decent Homes Standards.
  • HNC/professional qualification in a building constructionrelated field.
  • An additional 2 years postqualification experience in capital contracts and project management or substantial experience (5 years +) in a similar role.
  • Good understanding of the Schedule of Rates.
  • Ability to develop, implement, and adhere to policies and procedures.
  • Ability to handle pressure from conflicting deadlines.
  • Comfortable making and standing by decisions, even when they may be unpopular.
  • Wellorganized and selfmotivated.
  • Ability to understand complex information and communicate effectively through report writing.
  • IT skills, including proficiency in Microsoft Office.
  • Excellent customer service and organizational skills.
  • Ability to provide technical advice and guidance to staff and tenants.
  • Actively seeks and implements changes and improvements to current practices

Contract Duration:3 Months (likely extension)


Hourly Rate:
£30 to £34 per Hour (Umbrella)


Commencement Date:
December 2023
