We are looking for a Maintenance Surveyor to join our Property Services team, in the Richmond/Northallerton areas to provide services to the Council's own portfolio, including schools via the traded service, and to partner organisations.

As such you must be committed to high quality customer service principles and demonstrate behaviours consistent with the delivery of a commercial offer.


Our responsibilities


We have a property portfolio consisting of over 600 properties and which includes schools, corporate offices and other service delivery accommodation and non-operational properties.


At NYC, we manage our property via a Corporate Landlord model and therefore the Property Service is responsible for the management of all operational and non-operational property and retains some responsibilities for the management of schools.

In addition to the management of the portfolio the property service also delivers a number of services on a commercial basis to schools and other third-party organisations.


The role


As our Maintenance Surveyor you will contribute to the maintenance of the Council's property portfolio, surveying establishments to record condition and other issues, monitor works undertaken by contractors, including through post completion monitoring of repair work, and to take action as required, undertake a programme of annual meetings to establishments / schools to review property / condition / risk issues and to provide professional advice as appropriate and contribute towards the development of programmes of planned maintenance and compliance works through an awareness of priority issues.

You will also manage and deliver individual planned maintenance projects and supervise the commissioning and delivery of responsive and preventative maintenance, including liaison with the Health and Safety Risk Management Unit regarding CDM and other relevant regulatory provisions.


What you will bring


You will ideally be qualified to degree standard, preferably with a recognised (part or working towards) professional qualification (registered architect, RIBA, RICS, MCIOB, etc), or have substantial experience in a comparable role.

You will have an in-depth knowledge of building construction, operation, maintenance procedures and contracts, and current guidance and legislation with respect to planning, statutory requirements, and relevant Health and Safety, including the CDM regulations.

Knowledge of CAD is also desirable.

You will also have proven experience in a building surveying, project management or property management role, either from a client or contracting background.


You must be an exceptional communicator both written and oral, demonstrate analytical skills with the ability to persuade, influence and negotiate and make effective decisions and sound professional judgements.
