A housing association is currently looking for a Clerk of Works for about 4 months on a temporary basis.Key responsibilities are as follows
Support the Building Projects team and client in providing professional advice and good understanding of the profile of the range of properties in the area, primarily residential but including some commercial property
Project manage complex works within all aspects of planned and reactive works to support the client and develop a good understanding of the profile of the properties in the area, primarily residential but including some commercial property.
Inspect works on site to ensure materials are consistent with contract requirements
Attend inspections on site at regular intervals to address the needs of the works
Develop & compile a standard quality inspection report format for weekly and stage inspections in consultation with the Building Projects Team
Follow each site visit; provide a detailed report, including photographs of progress
Attend site, pre
- and post-contract meetings and other such meetings required by the Building Projects Team
Obtain from the contractor certificates of testing including as appropriate:
manufacturer's testing certificates; details and results of all tests; and witness tests
Inspect setting out works to ensure that they are in accordance with working drawings
Attend inspections on site to agree quality levels prior to handover. This is to include attendance at all snagging and de-snagging meetings on site. Re-inspect the works to ensure items identified have been completed and to ensure compliance with the agreedstandards and that all required certification is in place
Investigate service complaints on behalf of clients, outlining recommendations to either resolve or deliver service improvements and ensure that customers are kept informed of actions
Support the Building Projects Team with inspection/ handover/ quality of new developments.
To develop and implement effective preventative planned maintenance programmes.
Conduct Stock Condition Surveys as directed by the Planned Investment/Building Projects team
Manage an invoice audit regime to meet requirements, ensuring that invoices are accurate and where they are not, formally taking up with contractors and ensure credit
notes are supplied. Feedback to Asset Lead on any trends
Essential requirements
Clerking in both the construction and repairs and Maintenance arena.
Core trade experience in the construction industry
Appropriate building qualifications and/or relevant experience
Understanding and experience in using Contract documents
Knowledge and ability to write detailed technical reports.
Experience of project management / programme of works
