An opportunity has arisen in an established and highly reputable property company with offices all across West London in Prime locations.

They are looking for a Property Manager to join their busy team, the role requires someone with previous experience, ideallywithin the PCL market.

You must be 'hands on' team player, with impeccable service levels and a positive manner.

Property Manager:
Manage a portfolio 130 properties. Offering excellent customer service to landlords, tenants and all stakeholders. Managing all aspects of the tenancy and property whilst complying with our company procedures.

Key Responsibilities of the role:

  • Liaise with Landlords and negotiate with contractors for works to be carried out on properties
  • Arrange inventories, gas safety certificates, EICRs, EPCs and all other legal documentation to ensure that all managed properties comply with current legislation
  • Ensure that all managed properties comply with current legislation with regards to: gas safety, fire and furnishings, electrical safety, HMO's, nonresident landlords
  • Liaise with independent inventory company and front office staff to ensure a smooth check in/out process. Arrange and carry out property inspections including reporting findings to the Landlord and arranging remedial works and/or follow up visits if required
  • Deal with complaints from Landlords and Tenants
  • Handle deposit dispute negotiations
  • Chase overdue rental payments
  • Complete property management notes to track progress of maintenance issues
  • Notify utility companies of all new tenants and change of occupants including the forwarding of all meter readings
  • Deal with general maintenance issues promptly with relation to the existing managed portfolio and monitor the progress of all maintenance issues.
  • Cover work and offer assistance to colleagues when required
  • Ensure KPI's and action points set by Head of Property Management are actioned

Experience desired:

  • 35 years in an AST Property Management environment
  • ARLA would be desirable
  • Ability to demonstrate a track record of organising and managing busy and complex administration.
  • Track record in delivering customer service both in person and via the telephone
