Job Title:
Tenancy & Property Maintenance Manager

Job Purpose:

The Tenancy & Property Maintenance Manager will be required to deal with the day-to-day management of tenancies and property maintenance within the Residential Lettings portfolio.


Key responsibilities involved:

  • Draft property details for advertising and secure landlord approval of the same and publish once written approval obtained.
  • Prescreen potential tenants, schedule and conduct property viewings as appropriate.
  • Prepare and establish new tenancies, timely securing all required authorisations.
  • Facilitate tenant checkins and coordinate with third party suppliers as required.
  • Daily liaison with tenants, landlords, contractors and management.
  • Address and appropriately handle questions, requests, complaints and updates.
  • Organising quotes for repairs and maintenance on behalf of landlords.
  • Coordinate appointments of contractors undertaking property works.
  • Manage contractor invoices and submit as appropriate for payment.
  • Coordinate and conduct periodic property inspections, providing written reports of findings to landlords and followingup as necessary with tenants.
  • Updating the tenancy and property management systems as appropriate.
  • Closely monitor requirements for and timely facilitate ongoing regulatory and safety checks and associated remediations for all tenanted properties. Including but not limited to gas safety, oil safety, electrical safety, legionella, EPCs, etc.
  • Ensure tenant, contractor & landlord compliance with respective statutory and contractual obligations.
  • Produce tenancy renewals as appropriate.
  • Provide property management advice within area of expertise to existing and potential clients.
  • Arranging inventories, check in & checkout out reports.
  • Paper and electronic filing as required.
  • Management and maintenance of key tracking system
  • Any other duties as reasonably required from time to time.
Hours are 8:30 to 5 M-F. No scheduled Saturdays though willingness to do the odd Saturday viewing will be looked for (although rarely actually happens in practise)


Salary:
£22.5k - £25k DOE
