Hours of work:
Monday to Friday 8.30 am - 6 pm
- *Saturday on rotation for out-of-hours emergencies (Saturdays not required to be in office)_
Summary
We are now looking for a new property manager to join the team in a role that will encompass both Tenancy and Property Management.
This is an exciting opportunity for someone interested in developing a career within property management and a chance to experiencea wide breadth of different aspects of the job.
Daily Duties
- Auditing new deal files.
- Arranging any pretenancy works including EPCs, Gas Safety Certificates, cleans, checkins & any necessary maintenance.
- Registering new deposits with the relevant protection scheme & providing tenants with the certificates.
- Checking new deal paperwork for tenancies within the portfolio in preparation for movein.
- Informing the appropriate council of all new tenancies so that they may set up a new account.
- Dealing with any reactive maintenance including liaising with contractors, tenants, and landlords to ensure a swift resolution of any issues.
- Responding to general queries from tenants and landlords on various items including, but not limited to, accounts, maintenance, deposits, endoftenancy arrangements, and terms of the tenancy agreement.
- Ensuring that uptodate Gas Safety Certificates, EICRs, and EPCs are held for all let properties.
- Issue section 21 & Section 8 Notices as appropriate to end tenancies
- Producing renewal paperwork and updating our database and deposit registrations once a renewal has been agreed upon.
- Conducting follow on Right to Rent checks to confirm that tenants are eligible to be in the UK.
- Orchestrating endoftenancy arrangements to ensure that professional cleans (including laundering of linens where appropriate) and checkouts are booked on all tenancies due to come to an end.
- Negotiating deposit releases between landlords and tenants in a timely manner following the end of a tenancy, etc.
- Some involvement with internal figures relating to fees earned by the agency.
Qualifications & Experience
- Minimum 12 months experience in a similar role
- Previous experience within a customer servicebased role would be ideal
