As Commercial Property Manager, you will work as part of the Estates Management Team with responsibility for overseeing the day-to-day multi-site operations, supporting in the collection of rent, service charges and insurance rent of Greystar's commercialproperty portfolio, ensuring that all services and activities are carried out efficiently, enabling a profitable and safe operation.


This role will be based at Greenford Quay however will also be responsible for commercial properties across the Multifamily and Student portfolios.

You will be responsible for developing and maintaining effective working relationships with all stakeholdersas well as collaborating with Operational, Development, Legal, Asset Management and Finance teams to negotiate the best outcomes for the business delivering excellent customer service to all tenants, contractors and visitors.


_Key Role Responsibilities:
_


  • Management of multi occupied commercial properties industrial, office, retail, leisure.
  • Building and maintaining strong relationships with clients, tenants, contractors and onsite staff and ensuring their needs are met, addressing any issues that may arise.
  • Supervising and directing sitebased staff and 3rd party contractors.
  • Review and interpret lease agreements, service charge budgets, and other relevant documentation to ensure accurate billing and collection of service charges.
  • Support with Leasing and rental management.
  • Supporting with the preparing, presenting and obtaining approval of Service Charge Budgets.
  • Support in preparation of annual Service Charge Budgets to tenants and dealing with any queries raised.
  • Day to day liaison with Property Owners, Estate Management and Tenants.
  • Preparing and reporting information to clients in a timely manner.
  • Ensuring compliance with legislation including Health and Safety, RICS and other regulations.
  • Risk management: Identifying and managing potential risks to the properties and tenants, and implementing appropriate risk mitigation strategies.
  • Maintenance and repairs: Arranging for and supervising maintenance and repair work to ensure that the properties are wellmaintained and safe.
  • Working alongside Development, Construction and Operations teams in the set up, handover and ongoing operations of new and existing retailers and commercial tenants.
  • Key liaison between commercial tenants and facilities management teams.
  • Supporting with utility and service connections for new and existing commercial tenants.

_Role Scope:
_


  • This role reports to the Senior Estates Manager, Multifamily.
  • The role will be based in Greenford Quay, West London and will have responsibility for Greystar multi occupied commercial properties across the UK.
  • The role will be required to be part of out of hours 'on call' roster.

_Knowledge & Qualifications:
_


  • Extensive experience within the commercial property market.
  • Experience in Property Management, Building Surveying, Services Engineering, Estates Management, Construction Management or in a related discipline or equivalent experience.
  • Experience and understanding of CDM regulations.
  • Experience and understanding of M&E design plans and interpretation of such plans.
  • Ability to effectively and efficiently manage large workloads.
  • Experience using Property Management systems is desired, however relevant training will be provided.
  • Competent Excel user.
  • Excellent communication and presentation skills.

Experience & Skills:_

  • Managed budgets and overall expenditure, working closely with the Property Managers.
  • Experienced and capable at producing and managing service charge budgets, service charges, quarterly reviews and reconciliations. Familiar with the RICS code of practice for service charges.
  • Excellent communication and customer management skills.
  • Strong attention to detail with a commercial perspective.
  • Strong written communication skills including the ability to prepare commercial standard business correspondence, reports, documents and business proposals.
  • Excellent organisation skills, including the ability to prioritise workload and show good judgment under pressure.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
  • Demonstrated willingness to be flexible and adaptable to changing priorities

  • Ability to handle multiple tasks and priorities
  • Good knowledge of Association of Residential Managing Agents (ARMA) or the Royal Institution of Chartered Surveyors (RICS) code of practice
