A rare opportunity has arisen for an experienced Block Manager to join an extremely well respected independent Chartered Surveyors and block property management company in Sutton Coldfield. The role is able to offer some flexible / hybrid working and is a great opportunity for a seasoned Block Manager to step up to a senior role managing a small team.

Senior Block Manager – Benefits

Senior Block Manager – Duties

• Effective management of the block management portfolio (20 blocks)
• Be the main point of contact for leaseholders, freeholders and residents
• Management of a team of 2
• Leading your team in order to provide an efficient, sound service level across the portfolio
• Training, mentoring and coaching of your team to progress them as individuals and as a team
• Deal with all aspects of the portfolio assigned, including site visits and any repairs
• Ensure company hits service agreement levels
• Maximise property assets for freeholders and leaseholder
• Management of service charge
• Management of property repairs and maintenance enquiries – ensuring satisfactory completion of works and liaising with contractors, utility companies, landlord clients and tenants.
• Conducting periodic property inspections and reporting thereon.
• Management of the evaluation and amendments of budgets and accounts.
• Oversight of the maintenance/updating of the Property Management software and to produce reports required by stake holders and senior management.
• To diarise cyclical maintenance and management of their deadlines.
• To manage keys and raise work orders to instruct contractors for minor works, taking the budget into consideration
• To contribute to Focus Meetings

Block Manager – Experience Needed

• Previous Block Management experience is essential
• You will be a strong communicator with excellent inter-personal skills
• Able to prioritise workload and manage own time effectively
• You will have solid IT skills and be technology savvy
• You will ideally be IRPM qualified
