Reporting to the Sub Contractor Manager you will provide technical and practical support to the Sub Contractor team to ensure effective service delivery against objectives and strive to drive a high performance culture.

You will work within the Facilities and Estates division which is part of the Repairs Directorate.


PURPOSE OF ROLE:


  • To maintain the asset register for sub contractors and ensure full compliance with industry regulation and Health and safety working practice
  • To assist in technical support, project management and cost/benefit analysis
  • To ensure all contractors are high performing , offer Value for money and deliver works of a high standard achieving high levels of customer satisfaction
  • To lead on progress meetings with contractors and deliver quality measures such as post inspections to performance targets
  • Work in partnership with our procurement division to monitor and maintain sufficient resources and trade contractors to meet business commercial needs
  • To promote the service to our internal and external partners and commercial business opportunities.

KEY RESPONSIBILITIES:


  • To manage and coordinate sub contracting work, providing first class contract management and ensure delivery of quality works to agreed and detailed specifications. Monitor and negotiate appropriate pricing, post inspecting the specified order versus physical works completed, dealing promptly with all customer contact / satisfaction and following up to sustain excellent customer service.
  • Proactively manage and coordinate subcontractors work, including the provision of technical, legislative and procedural advice, promoting an environment of strong customer focus. Proactive project management and resolving issues of poor workmanship or variances from specified works orders and resolving direct with contractors.
  • Use technical knowledge and experience to survey our properties and put together detailed work schedules and plans, input these plans and proactively monitor sub contractor progress against plans and measure performance with regard to times, costs, quality and effectiveness.
  • Contribute with the management of void property work, as agreed with Repairs Field Managers to be awarded to sub contractors, so they are returned in suitable timeframes achieving high levels of customer satisfaction and improving repair turnaround times.
  • Use technical knowledge and experience to survey our properties and put together detailed work schedules and plans, understanding critical timescales and dependencies. Monitor and amend where necessary to reflect conflicting priorities, manage progress against plans and measure performance with regard to times, costs, quality and effectiveness.
  • Complaints investigate and resolve complaints from dissatisfied customers regarding the repair service they received from sub contractors. Requesting sub contractors to return to correct poor quality workmanship and embedding learning to reduce the risk of this occurring in the future.
  • Assist with the processing of contractors' invoices ensuring accuracy, requests for variations, legitimacy over the actual work completed to what is invoiced and verifying this, resolving discrepancies that are found, in accordance with the Group's standing orders procedures.

QUALIFICATIONS & PROFESSIONAL MEMBERSHIPS:


  • 2 years minimum experience in a similar role or within the Commercial, private or social housing / repairs sector
  • Qualified to minimum GCSE grade C or equivalent in English and maths
  • Trade background or experience gained from the housing/repairs sector
  • NEBOSH , IOSH or City and Guilds Advanced Craft NVQ Level 5 (Desirable)
  • Membership of CIH Chartered Institute of Housing, CIB Chartered Institute of Building or equivalent (Desireable)

EXPERIENCE &


SKILLS:


  • A minimum of 2 years working experience in a similar role in a social, commercial or private sector company .
  • Must have experience and a clear understanding of customer service and in particular delivering a repairs and contracted services
  • And / or experience of Sub Contractor trades and service contract delivery in a commercial context
  • Experienced in end to end process, costing, monitoring and quality checking project works
  • Experience and significant technical knowledge within repairs & service contracts
  • Extensive knowledge of the implications of H&S including legislation, Inspection and review of works with a view to ensuring health and safety compliance is achieved in an operational environment
  • Experience of monitoring maintenance work undertaken by sub contractors, ability to ensure high quality work and delivering excellent customer satisfaction.
  • Must be able to work on Site to inspect works which may involve lifting, bending, climbing
  • Experience of pre / post inspecting and reviewing works, managing costs within restricted budget, and ensure work is delivered to a high standard within timescales
