Pre-Construction Building Services Manager
Experience within Pre-Construction Essential
My Client is looking for a Pre-Construction Building Services Manager to work within their Essex based offices.

(hybrid possible) A senior role within the business, they are looking for someone to work with the Pre-Construction Directors in the Pre-Constructiondivision with Pre-Construction experience and also experience within the industrial or logistics sector.

You will have qualifications within the Mechanical or Electrical field and be able to support and work alongside the Site, M&E, and Commercial Teams fromTender stage to being awarded the Contract.

The Pre-Construction Building Services Manager is responsible for managing the preparation and delivery of all Building Services requirements throughout the tender process, up to contract award.


Duties and Responsibilities:

  • Providing Building Services assistance for the preparation of Pre-Qualification Questionnaires and presentations
  • Attending Pre-Qualification interviews with potential clients
  • Reviewing tender document specifications and drawings to understand project specific Building Services scope and builders work requirements
  • Identifying any discrepancies, missing information, opportunities in tender Building Services specifications and drawings.
  • Identifying and advising on architectural and structural building services issues throughout the tender process
  • Selecting Building Services Subcontractors suitable for specific schemes.
  • Creating project specific Building Services Tender Sum analysis for issuing to Supply Chain if not included within tender.
  • Technical and financial review of subcontractor and statutory authority quotations and presenting building service recommendations and provisions in accordance with the tender sum analysis
  • Supporting the Pre-Construction Team throughout the tender process, including attending internal tender reviews, midtender interviews, liaising with subcontractors and professional consultants, responding to building services queries
  • Supporting the Pre-Construction Team throughout the tender process to enable them to determine the value, scope and risks associated with projects.
  • Attending and presenting within tender adjudication meetings to help select preferred subcontractor, tender clarifications and recording any deviations up until the successful awarding of the contract
  • Attending client post tender interviews and presentations
  • Managing and assisting with preconstruction and marketing activities.
  • Attending sites as and when required
  • Building working relationships with specialists, manufacturers, and client consultants
  • Reviewing the suitability of subcontractors on an ongoing basis, identifying new ones when required
  • Working closely with Site Teams, M&E, and Commercial for the arrangements for the initial site commencement

Qualifications/Skills:

  • Mechanical and/or Electrical Qualification (ONC/HNC/BTEC in relevant building services course)
  • Strong computer literacy, specifically within Microsoft Word & Excel
  • Prior experience within preconstruction is essential
