Our client is seeking an experienced Building Manager to be responsible for the day to day management and security of the development (comprising of the estate, buildings and resident car park), ensuring that they are maintained and presented to a high standardat all times.


Working hours: 9am to 5.15pm

Monday to Friday (occasional evening meetings as and when necessary)


Position within organisation

  • Reports to Property Manager

Key Responsibilities

  • Supervision of all service contractors, ensuring that the communal areas and equipment are maintained to a high standard. Monitor attendance of equipment maintenance contractors. Agree action regarding any concerns with Managing Agent and client/clientsrepresentatives.
  • Supervision of caretaker(s)/general maintenance staff, as appropriate (future phases).
  • Daily inspection of the common parts to identify repair requirements, health and safety risks and ensure service standards are being maintained. Immediately report health and safety risks to Managing Agent.
  • Managing refuse collection arrangements transferring refuse containers to the refuse collection points on the day of collection and arranging access for the Local Authority (using a Tow Truck where necessary).
  • Monitoring of any additional littering problems caused by commercial customers and working with the units to address and eradicate the problems.
  • Attend to minor matters affecting the appearance of the development between service contractors' visits e.g. litter picking, localised cleaning requirements.
  • Monitoring and reporting/recording energy usage for apartments via dedicated system
  • Carry out minor repairs, bulb changes etc, or otherwise arrange contractors to carry out repairs in liaison with Managing Agents.
  • Carry out programme of equipment testing e.g. fire alarms, electronic barriers, etc., as agreed with Managing Agent.
  • Being reasonably available to owners and office staff during working hours for the purpose of dealing with enquiries etc and providing regular electronic communications to residents
  • Generally oversee the security of the development, monitoring visitors and devising common sense measures, in conjunction with Managing Agent this includes management and monitoring of the CCTV system and administration of the entry systems.
  • Maintain inspection, incident and other records as required by Managing Agent.
  • Progressing Fire Risk Assessment and H&SRA actions to completion and ensuring monitoring systems are kept updated
  • Other duties reasonably requested by Managing Agent to facilitate the good management of the development.

MUST HAVES:


  • Ability to work unsupervised.
  • High level of building maintenance experience and Estate Management functions.


  • Good Practical skills

  • Experience of carrying out minor repairs.
  • Excellent people skills ability to communicate/negotiate effectively with a range of people.
  • High standard of appearance.
  • Good Understanding of customer service and appreciation of high work standards.
  • Willingness/ability to carry out both manual and clerical duties.
  • IT Literate.
  • Proactive and flexible at all times.
  • Ability to supervise staff.
  • Selfmotivated.
