    The role of the Building Services Contracts Manager is to manage all aspects of contract management assigned to them in a professional and safe manner.

    The establishment and administration of working processes, health and safety management and support to the commercial team are all key parts of the role.

    Reporting to the Head of Building Services, the role will involve coordinating both internal and external functions, to deliver minor and major works safely, on time, on budget and to the right quality and specification.

    The Building Services Contracts Manager is also responsible for providing and successfully delivering a welcoming, secure, clean, safe and comfortable environment for all staff within
    Responsible for the management of third party contracts to provide excellent services relating to building and grounds maintenance; mechanical and electrical infrastructure; health and safety including coordinating with first aiders and fire wardens; Responsible for the monitoring of employee, worker and visitor feedback raised via internal channels relating to the building environment and surrounding area (e.g. cleaning, air conditioning/temperature, lighting, electric vehicle charging, rodent control).

    Responsible for line management of internal services including maintenance operatives, goods in and out, replenishment services, and building services administration.

    Ensure requests are responded to in a timely and appropriate manner with the agreed Service Level Agreement ("SLA") and works are commissioned, completed and communicated as appropriate

    Ensure standards of health and safety, presentation and cleanliness are consistently maintained including regular inspections and spot checks of internal and external communal areas with corrective actions being taken immediately including regular liaison with Soft and Hard Services Managers, Ocado Technology, Buildings Technology, Trident Place Campus Management, other campus stakeholders/leaseholders, third party contractors and other collaborators as appropriate.

    Implement and manage dilapidation controls, life cycle/condition reports and end-of-life projects.

    Responsible for the relationship with the hard services Account Manager, as well as various campus managements and other external contractors.

    Ensure Ocado's Health and Safety arrangements across the designated locations are implemented and revised where necessary and develop a strong preventative attitude/culture for employees, workers and visitors towards personal risk in the workplace and surrounding environment.

    Manage designated office expenditure to budget, ensuring company purchasing processes are adhered to and an appropriate audit trail is maintained.

    Responsible for the management of designated direct reports including recruitment and training, as well as arranging cover for sickness and holidays
    Responsible for the leadership, management, performance, and completion of single or multiple complex project management deliveries.

    Plan, manage and deliver a variety of projects covering a multitude of disciplines and areas of expertise effectively and to budget.

    Provide technical knowledge to contractors regarding building/campus specifications.
    Vet submitted quotes in a timely manner ensuring best value for money/service without compromising integrity.
    Ensure building compliance in all matters for all sites under remit.

    Responding for all out of hours emergencies and callouts, being the first point of contact for the emergency services.

    Providing support and advice for Ocado's Global offices upon the direction of the Head of Building Services.

    Creation and management of PPM Planners based on information provided by others, ensuring proper service internals are maintained and adhered to.

    Management of Building Services helpdesk, including logging jobs, tracking progress and ensuring swift and satisfactory completion of works.
    Proven site facilities management experience in a high quality corporate/office environment
    Previous experience of dealing with mechanical and electrical matters including participating in technical debates and recommending technical solutions
    Previous experience of selecting and managing third party contractors: ability to hold contractors to account against SLA and KPIs
    Proven ability to manage budgets: setting, monitoring, controlling including landlord service charges, rates and utilities for designated properties
    IWFM Management qualification, preferred but not essential
    Extensive ability to use Office Suite (word, excel, powerpoint) and Google Suite (gmail, google sheets etc)
