Job Overview
We are looking for the right person to join our client's young, motivated team who will add to their existing culture, get stuck in and can have a laugh along the way.
Your job will be to provide exceptional levels of customer experience to our tenants and manage the ongoing relationship with landlords in your designated portfolio through the ruthless execution of maintenance, compliance, letting/advertising, and problemsolving daily.
You will need to be highly organised and able to multitask with ease while working in a high-pressure work environment.
Your main tasks will include taking inbound phone calls, problem solving maintenance queries, instructing contractors with clear instructions and time frames, letting the portfolio to students each year to achieve 100% occupancy for the following term, findingnew and innovative ways to ensure your clients have the best experience at all times, managing the day to day relationship and reporting key metrics to the landlord and when things don't go well, being on the for front of complaint handling to ensure we geta resolve while fixing the problem that caused it.
- Receive requests for maintenance faults reported prioritising as needed e.g. major or minor fault.
- Instruct contractors with clear instructions and time frames
- Monitor progress of jobs / hastening progress / completion of works
- Dealing with complaints that are escalated from the property management team
- Accurately updating information onto inhouse systems
- Liaising with tenants and landlords daily
- Providing general support and assistance to operational colleagues
- Inspecting the portfolio and proactively identifying areas of concern or improvement within the portfolio
- Reporting all information clearly and accurately to the landlord and to your line manager
- Monitoring the property managers reporting to ensure it is completed accurately and on time
- Keeping advertisements up to date and relevant for portfolio voids.
- Building and maintaining lasting relationships with our tenants and landlords.
- Overseeing the property management team and advising them on property maintenance, landlord communications and lettings.
- Overseeing the property managers and the letting of their portfolio
- Help with general office administration and putting your all into our culture.
- Previous experience as a Property Manager in a busy portfolio, preferably a student portfolio (Minimum 2 years' experience)
- Sound knowledge of property legislation
- Excellent organisational and timemanagement skill
- Strong written and oral communication skills
- Experience with Microsoft Office essential
- Problemsolving attitude with an eye for detail
- Competent and assured phone manner Competent and assured phone manner
- Strong desire to learn
- Previous people management skills advantageous
- Jupix knowledge advantageous.
