Job summary
An excellent opportunity has arisen for a Building Services Operative to join the Worcestershire Acute Hospitals NHS Trust Estates team, based at the Alexandra Hospital in Redditch.
For this post, we are looking for a driven and enthusiastic individual who is experienced in general building repairs and general building maintenance, or has experience in a similar role.
Our Trust offers a generous annual leave entitlement of 27 days per year rising to 29 days after 5 years service and then 33 after ten years service. We offer a generous pension scheme and various other staff benefits such as the cycle to work scheme.

Main duties of the job
Carrying out general building fabric repairs/maintenance, simple joinery, flooring repairs, painting etc.
Assisting Craft staff with more complex repairs.
Carrying out basic plumbing ordrainage repairs/minor installations.
Carrying out simple electrical repairs such asreplacing lamps, cleaning light diffusers.
Carrying out Portable appliance testing (PAT) where required (PAT training will be provided if necessary)
Carrying out grounds and gardens work includinglitter picking, pruning and removing rubbish

ACCOUNTABLE TO : Estates Officer
HOURS 37 per Week
Job Purpose:
Toparticipate in the provision of an Estates service primarily undertaking day-to-dayinspections, repairs, planned maintenance, installation and minor improvementsto the hospital Mechanical/ Electrical systems and building fabric.
Thepost is primarily based at AHR but candidates will work at all Trust sites ifrequired to.
Someout of hours work is anticipated to gain access to problematic areas
Scope of Duties:
Thispost has no budgetary responsibilities.
Thepost has no supervisory responsibility.
TheEstates Department is primarily responsible for two hospital sites the KidderminsterHospital, and Alexandra Hospital Redditch. The Alexandra hospital is a 325 bed generalhospital.
TheKidderminster hospital site contains a small rehabilitation ward, a GP leadward, a treatment and diagnostic centre which contains 4 theatres, Endoscopy,X-ray and a Renal unit.

Internal:
Liaiseand co-operate with all estates personnel and persons carrying out dutiesprescribed by the assistant Estates Officer or any other member of the EstatesManagement team.
Developand maintain a close working relationship with modern matrons, ward sisters andother clinical / non clinical staff. Promote and maintain good workingrelationships with all Trust staff.
External:
Promoteand maintain a good working relationship with all relevant external serviceengineers/contractors and service providers.
Wherenecessary promote and maintain a good working relationship with all relevantmaterial/spares suppliers and equipment manufacturers.
Main Duties and Responsibilities:
The maintenance assistant will be employed on workin a multi-skilled way, on their own initiative on less complex tasks and underthe instruction and supervision of skilled building service staff on morecomplex tasks .
1.Carry out simple planned preventative maintenancework in accordance with Estates schedules and accepted good working practices.
2.Carry out general building fabric repairs, making good brickwork and walls, simple joinery, floor repairs includingoutside paving, painting etc assist craft staff in more complex repairs
3.To carry out simple necessary plumbing ordrainage repairs or installations
4.Carry out simple electrical repairs such asreplacing lamps, cleaning diffusers, PAT testing
5.Use chemicals to clean / disinfect internal /external areas
6.Participate fully in all relevant estatesprocedures and ensure completion of all necessary documentation in accordancewith Estates Department policies.
7.Carry out grounds and gardens work, includinglitter picking, pruning, removing rubbish
8.When required advise others on the correctoperation of equipment to which you are conversant.
9.Record written work information legibly andwithout errors as required also record information using the Planet CAFM or other applicable software.
10. Wear theappropriate protective clothing and footwear, uniforms, safety wear andequipment as deemed appropriate to the job.
11. Wherenecessary induct and instruct other staff on duties in support of your own.
12. Whenrequired and authorised by your direct line managers give assistance andsupport to other trade disciplines within the Estates Department to ensure anefficient estates service is provided.
13. Whenrequired participate in the gritting and snow/ice clearance of the Hospital roadsand pavements.
14. To carry outall duties in a safe manner, having regard for the safety of others.
15. To undergoall necessary update and health & safety training
16. Participationin response/emergency teams for fire, major incident and any other requiring anEstates Department input.
17. Whenrequired drive the Trust vehicles.
18. To beresponsible for the upkeep, tidiness and maintaining of a safe workingenvironment in the workshops and engineering plant rooms.
19. Wherenecessary undertake training and operate any computerized systems that are usedwithin the Estates Department.
20. To liaiseclosely with all modern matrons, ward sisters and heads of departments withregards to relevant estates matters.
21. Carry out theexecution of any other duties as relevant to the Estates services, which may beallocated by management.
22. Be preparedto be available, within reason, to work at short notice, out of normal hours,in emergency situations.

The purpose of thispost should remain constant, but the duties and responsibilities may vary overtime within the overall role and level of the post. Competence
The post holder isresponsible for limiting his/her actions to those which s/he feels competent toundertake. If the post holder has any doubts as to his or her competence duringthe course of his/her duties then s/he should immediately speak to their linemanager or supervisor.
