Job Purpose

To carry out general labouring and semi skilled work.

Designation of Post and Position within Departmental Structure

Reports to Supervisor/Managing Surveyor.

Main

Responsibilities:

Carry out basic repairs and maintenance works in a safe and effective manner using schedule of rates, and working to the Councils Pay and Productivity scheme. Including but not limited to, general clearance of rubbish and debris, small scale demolition, excavation, drainage, cleaning, transportation of goods or debris, garden clearance, concreting, shuttering and de-shuttering including re hanging doors and windows, use of small plant and excavator (semi skilled).
Assist with major works either on planned programmes or one off jobs using schedule of rates, and working to the Councils Pay and Productivity scheme.
To assess the materials needed and either obtain from the main stores or obtain official orders for purchase direct from appropriate supplier, making sure that receipts, goods received notes and other paperwork is obtained and passed to your supervisor daily.
Seek approval, prior to commencement of work, if the repairs needed exceed the work specified on the order.
The majority of work will be undertaken in occupied property so, care must be exercised at all times to avoid damage to occupants' property. All tenants and other customers to be treated with courtesy and respect at all times.
Site to be properly tidied up on completion of work or at end of shift with all waste materials removed from site and disposed of according to instructions.
All service sheets, orders and time sheets are to be completed legibly and returned to the main office promptly following completion of work or as directed.
Carry out all work in accordance with current codes of safe working practice, current legislation and Health and Safety at Work Act including CDM regulations. Health and Safety responsibility at Level 1.
All trades persons working for Building Maintenance should be in Council uniform and ID cards are to be carried and shown at all times.
Mobile phones / devises should be charged up and switched on at all times and must be answered unless unsafe to do so in which case the caller should be phoned back as soon as it is safe to do so.

Achieve minute targets/ job counts set under the Pay and Productivity Scheme to ensure financial viability of section.
Identify any additional work that is required, were possible and relevant complete this or seek advice before leaving the property.

This post will be required to be available for emergency call out as part of a rota system operated for out of hour's emergencies.

For this position, the gateway will require the operative to demonstrate that they can work on their own initiative, are able to complete decorating/mould wash and small repairs to a high standard.

Person Specification
Qualifications/Education/Training

Basic numeracy and literacy.
Knowledge of Building Trades/Construction.
Desirable - domestic paint and decoration (semi skilled)
Desirable - Certified to drive
Ability to tow and operate Cherry Picker (semi skilled)

Experience

Worked within the general building business with experience of refurbishment and repairs.
Used to working in areas on own as well as part of a team or in a pair.
Used to working in occupied properties

Skills, Abilities & Competencies

Able to deal with tenants who can be demanding or abusive using tact and diplomacy.
Able to prioritise and organise work to meet deadlines.
Operate small plant and power tools.
Secure and remove shuttering including taking off and re-hanging doors and windows.
